VILLA CALISI - GROSSETO AREA This stone farmhouse with livestock (200 sq. m) is located on a hill with panoramic views and it is surrounded by a garden of olive trees. Near the main house, there is an annex where the young owners live. They will respect the client’s privacy as they are away during most of the day for work. The villa develops on two floors and the interiors are comfortable, with exposed beams and terracotta floors that give a country look and cozy atmosphere to the property. Ground floor: living room with fireplace, TV and sofas, one double room with en-suite bathroom with shower; five steps lead to the dining room with fireplace opening on the porch, kitchen (equipped with 5 burners stove, large fridge/freezer, dishwasher, washing machine, oven). A stair (15 steps) lead to the first floor: two triple bedrooms (one double bed plus one single bed each) with en-suite bathroom with shower, one master bedroom with a small kitchenette (cooker and fridge), en-suite bathroom with shower and a panoramic terrace, one double bedroom with en-suite shower. Next to the main house there is a two floors annex. On the ground floor there is a newly restored apartment (50 sq. m) ideal for 2 adults and a child. It consists of a dining room with kitchen corner (fridge with freezer, 4 rings cooker and oven), one double bedroom, a corridor with a single bed and a bathroom with shower. The annex is suitable for disabled. Please note that the annex might be closed off when the villa is booked with the under-occupancy price (maximum 12 guests), therefore having access to only 5 bedrooms and 5 bathrooms; please enquire. Please note: the young owners live on the first floor of the annex and due to work commitments they are out during the day. Outdoor: spacious garden with olive trees, a spacious porch with arches equipped with tables and chairs for outdoor dining facing the private swimming pool with Roman steps (12x8m- depth 1.40m - open from May to October) and sunbeds. Near the porch, there is the barbecue and the wood oven at guests’ disposal. A gravel road (not suitable for sports cars) lead to the villa. The owners breed horses and they offer the chance to do horseback riding, riding lessons and day tours on horseback (chargeable). The owners will be happy to cook typical tasty Tuscan dishes for guests - on request and chargeable. On request, in low season arrivals allowed any day of the week and possibility of short stays of minimum 4 nights. Facilities: BBQ, wood oven, dishwasher, washing machine.
