This spectacular 2 bedroom/2 bath upgraded condo is directly oceanfront on the 7th floor just steps to the beach, conveniently located on Maui’s West Coast between Kaanapali and Kapalua. This unit has breathtaking views of the ocean and neighboring islands of Moloka’i and Lana’i right from your lanai or the primary bedroom!
This unit is very spacious, comfortably sleeping six. The primary bedroom is oceanfront with a king-size bed and a small lanai with a sliding glass door so you can hear the sounds of the ocean right from your bedside. The cozy second bedroom offers two twin beds that can be configured to a second king if need be. The living room has a queen-size pull-out sofa sleeper overlooking the ocean. Don’t forget about the full-size kitchen with all the amenities you need to cook a gourmet meal for the entire family! This unit is well equipped with a washer/dryer, beach chairs, and towels.

Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.

- The guest agrees that (i) Property Manager LLC dba Property Manager, (ii) the owner of the condominium and or home in which the guest will reside, or (iii) the condominium association within which the condominium is located are not responsible for and cannot be held liable for any personal injury or death suffered by the Guest or by a member of his party or guest, or for any loss or damage of property of said Guest, member or guest, nor for any claims arising from the failure of operating systems or appliances within the interior and/or exterior of the rental condominium and or home.
- Property Manager reserves the right to substitute alternate accommodations of a similar type up to and including the day of arrival if a specific unit should become unavailable. All reservations are subject to change or cancellation for reasons including but not limited to maintenance problems (i.e. plumbing, electric, etc.) strikes, owner requests, sale of the unit, changes in State and County Laws, acts of God, or failure of guests to vacate as scheduled. If Property Manager has no acceptable alternate accommodations within their own inventory, guests will be provided with a full refund, which constitutes the full extent of liability assumed by Property Manager.
- While we strive to keep all photos up to date, there may be new and updated pieces of furniture or décor that are different than in the original pictures. The functionality, available seating and sleeping space will remain the same or may improve.
- At some point during your stay, you may receive communication via text message from Property Manager. If you do not wish to receive text messages regarding your stay, please let us know and we will update your preferences accordingly.
- Association Rules:
- By occupying the property you have reserved (referred to below as the unit), you and your guests agree to the following terms and conditions and by signing below, you agree to be personally responsible for informing any guests with you of the conditions stated below. (The term Guest is defined in §486K-1 Definitions of the Hawaii Revised Statutes as follows: Guest means a person who is registered at the hotel/hotel-condo and to whom a bedroom is assigned. The term Guest shall include not only the guest, but the members of the guest’s family and other persons who accompany the guest.)
- 1) The Association of Apartment Owners of this property (the Association) and the owner of the unit are not responsible for and cannot be held liable for any personal injury, death, loss or damage to property suffered by me, anyone occupying the unit with me, or our guests while staying at this property. Vehicle drivers acknowledge that the Association assumes no liability for theft or damages to vehicles parked on premises. For purposes of this acknowledgment, personal injury, death, loss or damage to property includes but is not limited to all claims arising from: (i) the failure of operating systems or appliances within or outside the unit and (ii) the use and enjoyment of the property’s condominium project and the ocean and beach adjacent to it.
- 2) I, anyone occupying the unit with me, and our guests acknowledge and understand that:
- i. Entering and swimming in a pool or the ocean is always hazardous under any conditions and may cause serious bodily injury and sometimes death. Ocean hazards include but are not limited to dangerous shore break/waves, strong current/undertow, high surf, jelly fish and the possibility of sharks.
- ii. Anyone entering and swimming in the pools or ocean assumes the risks associated with such action.
- iii. Neither the owner of the unit, home nor the Association, provide a lifeguard for the beach, ocean or swimming pool areas and accept no responsibility for the use of the beach, ocean or swimming pools by me, anyone occupying the unit with me, or any of our guests.
- Deposits:
- We require an Advance Payment Deposit to secure the rental. Your reservation balance is due 30 days prior to arrival. All payments must be made in US funds.
- If you reserved through a third party platform, please refer to the deposit policy and payment schedule on your original booking.
- Rental Rules:
- 1. No smoking of any kind, including vaping or marijuana. All of our rentals are non- smoking. By signing this contract, you are stating that you will not smoke in our vacation rentals and or homes. You will be charged $450 if evidence of smoke is found once you check out.
- 2. Please leave this unit and or home as you found. If there is any damage or any items are missing, or if excessive cleaning is needed after your stay, you will be charged. (Accidental Damage Waiver will not apply)
- 3. You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental and or home or for any lost or stolen items.
- 4. No boats or trailers are to be parked at our rental properties. Any fines from the home owner association, as a result of this broken rule, will be your responsibility.
- 5. Number of occupants does not exceed the rental contract.
- 6. Do not move the furniture.
- 7. Do not do your laundry with ours; please always wash and dry your belongings separate from our linens.
- 8. QUIET HRS FROM 10 PM UNTIL 8 AM. PLEASE BE CONSIDERATE OF YOUR NEIGHBORS. FOR HAWAII ISLAND, QUIET HRS FROM 9PM to 8AM.
- 9. KITCHEN: Keeping the kitchen clean and food/crumbs cleaned from the counters are important. Please store food in the fridge or airtight container and REMOVE TRASH daily.
- 10. Please do not interchange items belonging in other units.
- 11. Do not sit on furniture in wet swimsuits or with suntan oil or lotion on. We ask you please do not spray sunscreen inside the unit or lanai.
- 12. Wash all sand off before entering the building and or home using the hose outside.
- 13. Beach Towels: There are beach towels in the unit and or in the home for your use at the beach; Please do not use the bath towels outside the unit. Please REMEMBER to bring the beach towels back to your unit. You will be charged a replacement fee for any beach towels not returned.
- 14. Please refrain from hanging towels or any other items from the balcony railings on your lanai.
- 15. Let us know immediately about any problems.
- 16. No pets are allowed in the unit or on property. A $600 pet fee, plus any additional costs for damage will be imposed if evidence of pets are discovered.
- 17. Guest assumes all responsibility for operation and control of any vehicles or golf carts included with the vacation rental property (if applicable) and will be liable for any damage to said property or damage caused by use of vehicle or golf cart.
- For Hawaii Island:
- Good Neighbor Policy:
- Quiet hours shall be from 9:00 p.m. to 8:00 a.m., during which time the noise from the STVR shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area.
- Guest vehicles shall be parked in the designated parking area. The STVR shall not be used for commercial purposes.
- Housekeeping & Maintenance:
- There is no daily housekeeping service. If you desire additional housekeeping services during your stay, they are available for a fee. Please call ahead to pre-schedule desired day(s). You will find basic starter supplies. Additional supplies are the guest's responsibility unless other arrangements are made.
- LATE CHECKOUT
- Late checkout must be secured at the time of booking. Late checkout will be charged 50% of the nightly rate plus taxes.
- Check-In / Arrival Instructions:
- Check-In time will be stated in your arrival instructions. Please adhere to check in times to allow our crews time to clean. DO NOT check in early (unless special arrangements have been made or secured) and unload belongings into a yet-to-be-cleaned property as our crews cannot clean a rental with personal property in it.
- Detailed Arrival/Departure instructions will be sent via email 3 days prior to arrival with the check in and check out times. If you have not received this automatic email at least 3 days prior to arrival, please call or email us and we will resend these instructions.
- Check-Out / Departure Instructions:
- Checkout time will be stated in your arrival instructions email unless late checkout has been booked
- 1) Remove all garbage to outside dumpster or trash can.
- 2) Load and run dishwasher.
- 3) Keep beds turned down that have been slept in.
- 4) Turn off lights, TVs, A/C and all fans.
- 5) Close and lock all outside doors and windows.
- 6) Please leave all keys back to the original place and one key back into the lock box. (Does not apply to unit with Keyless Entry.)
- 7) Adhere to check-out time, unless late checkout has been secured. If the cleaning crew has to sit outside to wait for guests to leave the property, there will be an additional charge.
