Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.

- SuitableForChildren,SuitableForInfants,• *Plumbing/Septic - This home runs on a septic system, and the plumbing is very sensitive. Please do not flush wipes (of any kind), hygiene products, paper towels, facial tissues, or anything not meant for the toilet. Please reach out to us with any questions, and thank you in advance for your cooperation!***
- • There are bears, mountain lions, and other wildlife in the area - Please close and lock the trash bins as well as your vehicle at all times!
- • Guests must be comfortable with stairs. This property has 3 levels with 2 stairwells, and there are no bedrooms on the entry level.
- • Wood for the fireplace is not included, so please be sure to pick up wood if you would like to use this amenity. A Wal-Mart & Home Depot are about 12 minutes away at the El Rancho/Evergreen Pkwy exit on your way up from Denver.
- • *Outdoor fires (including fire pits and grills) are NOT allowed per Clear Creek County short-term rental regulations. Violators may be subject to fines for having outdoor fires.
- • Hot tub - Please keep in mind that if a full drain and fill service is needed it may take up to 48-72 hours for the hot tub to come up to full temperature.
- • *NO A/C - There is no air conditioning as the summer in the mountains is very temperate.*
- • The pellet stove on the lower level living area is out-of-order and does not function.
- • Quiet hours 10pm-8am
- • *No smoking; pets; events, parties, or large gatherings - $1000 fine*
- • If you cause any damage to the home, inside or out, you will be charged for the repair and/or replacement costs.
- • Check-out time is 10 AM. Unfortunately, we cannot accommodate late check-out times. Fines will be incurred for violation.
- • Cameras and Noiseaware - There are 3 motion-activated cameras outside (1 below the hot tub, 1 below the deck, and 1 behind the shed. This property is equipped with NoiseAware, a privacy-safe decibel monitor that does not record conversations.
- *There is no mailbox access at this property. We are not responsible for any lost or returned packages.
- *Please be aware that we are not liable for any personal items left behind after your stay.* Should you believe you left any personal belongings at the property, we will do our best to recover them. However, the guest will be responsible for paying a $40 recovery charge and shipping costs for any items that need to be returned by mail. Prices may vary for large items.*
