The lush land of the property allows guests to enjoy the various corners, with the view overlooking the surrounding countryside. You really have the feeling of being in a classic Tuscan setting, a few km from services, but at the same time isolated in peace and immersed in the green landscapes of this unique region. In a reserved area of the land, a natural terrace finished with terracotta flooring and iron protection, surrounded by fresh plants, gives the possibility of an additional corner to enjoy a drink at sunset.
The swimming pool, a few steps from the property, furnished with wooden sun loungers with cushions and two umbrellas, is completely private and has a nice spacious lawn where you can also enjoy some outdoor games. The pool water is with salt filters, and allows pleasant chlorine free baths.
Not far from the swimming pool, the owner has built a small vegetable garden which in the summer season offers vegetables and aromatic herbs for guests to use. There are also 4 bikes for use by clients.

Attractions: The location of the property is excellent for discovering this corner of Tuscany, but also for exploring parts of neighboring regions such as Umbria and Lazio. Thanks to the proximity of the A1 motorway and the Chiusi railway station, both Florence and Rome are easily reachable. Close to the property is Cetona, only 3 kms away, among “Italy’s most beautiful towns”. The countryside produces very high quality products such as wine, Chianina beef, honey and especially their DOP extra virgin olive oil Terre di Siena. The famous Montepulciano is also nearby, known for its wines, and Pienza, world renowned for its Pecorino cheese. The Unesco site of the splendid Val d’Orcia is just around the corner, and here there are magnificent spa towns such as San Casciano dei Bagni, Bagni Vignoni and Chianciano Terme, all close at hand to spend a day of relaxation. You will find yourself immersed in one of the most renowned areas of southern Tuscany to taste terrific wines or experience prestigious wineries and quality restaurants. Whether you are looking for traditional restaurants or if you are looking for level experiences in starred restaurants, here you can give vent to all your gastronomic desires. A few kilometers away is the Umbria region with its lake, Trasimeno, and Città della Pieve, a real jewel, full of beautiful shops and an ideal place for a gastronomic break and a good glass of wine. Finally, you can choose the ideal vehicle for every destination: from the car to the scooter to the e-bike.
As soon as you enter the property, there is an avenue, which will lead you to the hill where the villa is located. Entering through the main door, one immediately glimpses the configuration of the ground floor, which has a characteristic quadrangular structure, entirely open and which connects all the rooms accordingly: a large modern kitchen, which extends over the entire left side, a relaxation area with TV and large sofa in linen, and continuing on the right side of the house, another lounge area with sofa and armchairs that develops around a magnificent open fireplace.
The kitchen has a large central island with 2 stools, and offers enough space to cook delicious meals for a group of 8 to 10 people. The kitchen leads to a comfortable and well shaded outdoor pergola, furnished with table and chairs for all guests, a professional barbecue and a relaxation area with sofas.
All the bedrooms of the villa are located entirely on the upper floor, which is accessed by a large and elegant parquet staircase. At the end of this, on the right, there are two mezzanine bedrooms and a nice bathroom with a large shower and window through which plenty of light enters. These two bedrooms have respectively a double bed and two separate beds. Still on the same floor, in the left wing, there are two other very spacious double bedrooms, also equipped with mezzanines. The main bedroom has a comfortable en-suite bathroom with a spacious shower and window, and in the loft there are 2 single beds, making this room a real family room, excellent for a young family. The mezzanine of this room also has an additional relaxation corner with a sofa for reading.
The second bedroom, also a double, has a mezzanine with wardrobe and its own bathroom immediately adjacent to it, also with a large shower.
