Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.
House rules
- Property ManagerS TERMS AND CONDITIONS
- TERM: The occupancy period shall begin on the CHECK-IN DATE and end on the CHECK-OUT DATE, strictly for the number of nights outlined in the confirmed booking. The property will be ready for occupancy no earlier than 4 PM on the CHECK-IN DATE and must be vacated no later than 11 AM on the CHECK-OUT DATE.
- LIMITED OCCUPANCY: Maximum occupancy is limited to the number of individuals listed in the reservation confirmation. Any violation may result in eviction without refund at the Host’s discretion.
- NON-DISTURBANCE CLAUSE: Guests shall not disturb, endanger, or inconvenience neighbors, nor use the premises for unlawful activities, including fireworks.
- CARE OF PREMISES/DAMAGES: Violation of House Rules may result in automatic eviction and forfeiture of deposits and reservation fees. Guests agree to cover any damages to the property, furnishings, pool, or hot tub during their stay, including additional cleaning fees if required.
- HOST’S RIGHTS: If the Guest fails to comply with these terms, the Host may cancel the agreement and enter the property for inspection or enforcement. All monies paid shall be forfeited as liquidated damages.
- INDEMNITY CLAUSE: Guest agrees to indemnify and hold Host harmless from any claims, including third-party claims, related to their use of the property. Guest assumes all risks associated with recreational activities, including use of the pool and hot tub.
- SUBLETTING: Subletting is only allowed with a mutual written agreement between the Host and Guest.
- REPAIRS & MAINTENANCE: The property is rented as-is with existing furnishings. Guests must report maintenance issues immediately. While the Host will attempt prompt repairs, refunds will not be issued for equipment malfunctions.
- HOUSE RULES:
- Same-Day Bookings: Check with the Host for available check-in times.
- Check-In & Check-Out: Check-in at 4 PM, check-out by 11 AM. Early check-in is not guaranteed.
- No Shoes Inside: Kindly remove shoes when entering the house.
- No Smoking: Smoking is prohibited inside or within 20 feet of the property. Violations result in a penalty fee.
- Quiet Hours: Maintain low noise levels after 10 PM to respect neighbors.
- No Parties or Unauthorized Guests: Keep the space clean and do not host parties.
- Trash Disposal: Sort and dispose of trash in the correct bins. If unsure, leave it inside, and cleaners will handle it.
- Lost & Found:
- We do not guarantee lost items will be found.
- If found, we can ship items for a $35 handling fee plus shipping costs.
- Items will be held for up to 2 weeks after check-out before disposal.
- Packages & Mailbox: Mailbox access is not available for short stays. Packages left at the door are at the guest’s discretion, and the Host is not responsible for lost or inaccessible deliveries.
- Guest and Host, by signing this Rental Agreement, acknowledge that they will comply with these terms. Guest confirms receipt of the House Rules and agrees to all conditions outlined.
