This property is situated in one of the most sought after neighborhoods in St. Augustine (Lincolnville), walkable to quite literally EVERYTHING from bars and breweries to restaurants and cafes, all of the historic tours and sites! THE PROXIMITY: Lincolnville’s top spots - Dog Rose Brewery, Blue Hen Cafe, Ice Plant, Bantam Chef and Fish Camp are at the top of the list of our favs! THE SPACE: The home sleeps 5 very comfortably! There are 3 beds and 1.5 baths. 2 queen beds in their own bedrooms and 1 twin day bed. The twin day bed is in a small open area that doubles as lounge area. The kitchen is equipped to service 5 people and cook together for a great night in! The TV in the living room is a Smart TV, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows. AMENITIES: Linens and towels included. Jacuzzi spa/hot tub! Propane BBQ grill. Laundry machines are in the downstairs closet between the living room and the kitchen. Small balcony off the 2nd floor master bedroom with seating. 2 driveway parking spots. The kitchen has been outfitted with every appliance (except a dishwasher) and tons of cookware/bakeware/utensils, etc. THE LAYOUT- The house has a solid 2/1.5 layout: The bedrooms are all located upstairs, separated from the living area downstairs. There is plenty of room to spread out and enjoy! UPSTAIRS MASTER BEDROOM: Queen bed with balcony and walk in closet. UPSTAIRS 2ND BEDROOM: 1 Queen bed. UPSTAIRS DAY BED: 1 twin day bed in a common area. FULL BATHROOM: Located upstairs in the hallway between the bedrooms. HALF BATHROOM: Located on the first floor off of the living room. OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days. PARKING: *****ATTENTION*****There is no street parking allowed whatsoever, no exceptions. The neighbors/neighborhood will ticket and tow. We have 2 off street parking spots in our driveway side by side. All additional cars must be parked in other designated paid public parking lots. Street parking is reserved for full time residents and this is STRICTLY enforced by neighbors and roaming city parking attendants. LAUNDRY: We offer a laundry closet with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience. HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 15-20 minute walk north is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine Beach. This home is situated 10-15 min drive from either Vilano Beach or St. Augustine Beach! You can also drive to one of the public beach accesses on St. Augustine Beach to park and walk on. TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations. SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements. The entire house is yours to enjoy! Make yourself at home. Guests have full use of entire house and back patio area. Property is also equipped an amazing jacuzzi hot tub on the back patio! There is no street parking allowed whatsoever, no exceptions. The neighbors/neighborhood will ticket and tow. We have approximately 3 off street parking spots depending on the size of your vehicles. These spots consist of white gravel. 2 spots are bumper to bumper, requiring you to pull 2 vehicles straight in towards the gate/fence, parallel along the left (north) side of the house. The 3rd spot is a parallel parking spot along the front of the house. All additional cars must be parked in other designated paid public parking lots. Dog friendly ONLY, other pets will not be considered due to allergies. 2 dogs max! *WITH FEE* If you are bringing a dog, please reach out to us directly about our policy and fees! **OTA Guests: Even if you add a pet to your reservation, OTA does not automatically include pet fees. Due to an integration gap with our software we have to add pet fees to your confirmed reservation manually. Please reach out if you plan to bring your dog!** I recommend having a vehicle in the event you want to go antiquing in uptown or desire to head over to Anastasia Island or Vilano Beach for a beach day! WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests. There is so much to explore in the neighborhood! Guests must be 21 or older to book. Most of my favorite local hot spots are in this part of town and within a 10 minute walk of the front door! To name a few: Blue Hen Cafe, Crave Food Truck, the views at Lake Maria Sanchez, and walking down Charlotte Street and St. George Street to take in the gorgeous turn-of-the-century homes. Just a bit further north walking is historic King Street, where you can explore the most beautiful college campus in all of Florida, Flagler College! Just a block away is St. George Street, which is known for it’s amazing shopping and restaurants! Nearby, picturesque Aviles Street is an art-collector’s dream! Also located in this area are most of St. Augustine’s special event venues like The Lightner Museum, The White Room, The Treasury and The Government House. Our dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month. -This fee is added on to your total after booking confirmation. -The fee doesn’t cover damage caused by your pet. We will provide photos and a handyman quote to fairly assess repair charges. -Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in. -Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees! QUIET HOURS: 10pm-8am per St. John’s County ordinance and are enforced. You may use your inside voice, outside, during these hours. FURNITURE: Please do not move furniture, appliances, or decor from where you found it upon check in. If for some reason you must move any of these items, please return to their proper place before checking out, I suggest taking a photo. Indoor furniture is not to be used outside. Any damage caused by moving these items will be your responsibility to cover the cost of replacement/repair. Outdoor furniture must be returned to where you found it upon checking in. Redecorating is not included in your cleaning fee and will incur an additional charge. LATE CHECKOUTS/EARLY CHECK-INS: If we can accommodate, a $25/hour charge will automatically be added to your reservation. We cannot guarantee availability, and you must request these services in advance and gain approval. If you stay do not have approval and show up early/ stay late, a fee of $100/hr will be assessed, with a 1-hour minimum charge and additional hours will not be prorated. VAPING/SMOKING: Vaping/smoking is not allowed within the property. You may smoke outside in the driveway only away from any entry points. Dispose of butts in outdoor trash bins only. Lingering smell caused by smoking/vaping will incur a minimum penalty of $500. Cigarette butt cleanup is not included in your cleaning fee and will incur an additional charge of $100/butt. NO DRUGS: llegal drugs are strictly prohibited, this includes marijuana (prescription marijuana falls under the same guidelines as vaping/smoking). UNDERAGE DRINKING: Underage drinking is not allowed. NO FOREIGN OBJECTS DOWN THE TOILET: Do not flush anything down the toilet except toilet paper. NO WIPES!! A drainage issue will result in a $500 fine if our septic specialist determines that the cause of the drainage issue was caused by you/your party. MINIMUM AGE: The minimum age to book this home is 21, add-on guests under the age of 18 are welcomed if accompanied by their parent or legal guardian. PRIMARY GUEST: The primary guest on the reservation (name of guest/payment account holder) must be present for the duration of the stay. If you are renting the property for someone, for any reason, you must book the reservation under their name, and they must pay for the reservation with an account in their name. There are many outside resources to assist with NUMBER OF GUESTS: Please ensure that your guest count is correct. Having the correct guest count helps our team prepare for your stay, any requests for additional linens/supplies due to incorrect guest count will incur an additional charge. The maximum guest count per property is strict, if you have more guests than the maximum allowed you will be asked to vacate the premises and no refund will be issued. CAMERAS AND NOISE: Home may contain outdoor security surveillance systems as well as noise-detection. These are for your and our security only. LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee. HOUSE RULES: You are required to follow the House Rules written here and posted in the house during your stay or risk being removed from the property. CHECKOUT: Checkout procedures must be completed; a detailed list is available upon request and will automatically deliver 24 hours prior to checking out. HOME NOT SUITABLE FOR EVENTS OR PARTIES: The home is not to be used as an entertainment venue for non-registered guests. EXTENDED STAY: You are not permitted to establish or consider this vacation home as a permanent residence. Use of this address to obtain residency documents such as a driver’s license, will be reported and legal action will be pursued. E-COMMUNICATIONS: All electronic communications regarding policies/procedures supersede any documentation found within the property.
