Villa Besanina is a lakefront property located ten kilometers north of Menaggio on the northwest shore of Lake Como. The house is situated in a unique setting and provides access to the beach. The property includes private parking for 4 cars, a swimming pool, and a large panoramic terrace offering breathtaking views of the lake and the surrounding mountains. Outside: the property (2500 sqm) is situated directly on the shore of the lake, just a few meters from the beach (public beach). On the large terrace (45 meters x 8 meters), there is a swimming pool (7.40 x 4.35 x 1.20), equipped with a transparent retractable cover, heated from Mid of May to Mid of September; during other seasons, it can be heated, if required, with an extra cost. Behind the house, there is a parking area where 4 cars can easily be parked. Behind Villa Besanina is the Museum of the ancient boats of the lakes; on its left is a small boat yard, on its right is the beach, while the statal road is behind the museum. The village (all shops) is about 600 meters from the property. Please note that: A pedestrian path runs along the shore between the lake and the property. For this reason, privacy on the terrace could be limited especially during July and August. We’re not talking thousands. The lakefront has public access. This is not an isolated property. Attractions: Activities: Swimming, boating, sailing, windsurfing, hiking, golfing (Golf club Menaggio), flying, horse-back riding. Visit the Museo Barca Lariana just 50 m behind the villa. The museum features hundreds boats that played an important part in the nautical history of the lake from the 19th century to today. Among them, there is a Venetian gondola from the last century which was built on Lake Como, and a Cisco, which is a typical English sailing boat also from the last century. The museum is open to the public from Friday to Sunday (afternoon, 2 pm-6 pm). During the other days of the week, the museum can be visited only by appointment. The guests staying at the villa will have special discounted entrance tickets. Tourist sites: Bellagio known as the ’pearl of the lake’ thanks to its position between the two arms of the lake and the medieval village of Varenna, Tremezzo with the neo-classical Villa Carlotta (one of the most beautiful villas of the lake with its botanic garden and artistic masterpieces), the 16th-century Villa Balbianello in Nesso, Menaggio, Varenna (Villa Monastero), and Como with its important historical buildings. Distances by car: Villa Carlotta in Tremezzo 20 minutes, Varenna and Bellagio 15 min by car + 15 min by ferry, Como 1 hr, Lugano (and nearest highway intersection) 1 hr, Milan city center 1,30, Saint Moritz 2 hrs. It is necessary to have a car in this region. Sport: The nearest tennis court is 9 min walking distance, golf course is 10 Km away in Menaggio and equestrian club, Ranch Prato Rotondo, is 22 km away in Porlezza. The Lake of Como and in particular the northern zone of the lake is renowned in all of Europe as an excellent sailing area - this is the windiest area of the lake and the most unspoiled; the Breva, a temperate breeze of the Lake of Como, blows during the afternoons, guaranteeing enjoyment for sailing, windsurfing, or kitesurfing. The area offers numerous alpine destinations and several trekking and mountain bike trails. Shopping: The main factory outlet shops (Armani factory shop, Fox town, Ferragamo, Versace, Etro, Gucci, Mantero, Lario) are within 10-30 minutes from Como. On request and not included in the price: 2 singles bedrooms and 1 double bedrooom ( please note that this room is simply decorated ) Villa Besanina, with its spacious and brightly decorated interior, is the ideal holiday home for large parties. It consists of two floors, each of 300 sqm. Ground floor: There is a living room with 3 comfortable sofas, Satellite TV, and DVD, and the Internet corner (WIFI, Stereo). The wall facing the lake has large French doors opening to the spacious panoramic terrace (350 sqm!!). This floor features also a fully appointed kitchen T outfitted with t professional appliances, transforming it into a chef-inspired workspace. The high-performance refrigerated counter commonly found in professional kitchens—ensures optimal freshness and efficiency. A large dining room with a table for 14 people, and a game room for children. On this floor, there are also 2 half bathrooms and 1 bathroom with a shower with facilities for handicapped people. First floor: Upstairs there are 5 air-conditioned double bedrooms each with a bathroom. In addition and upon request: Two of the double bedrooms have each an adjoining single bedroom (NO AC) available upon request. One extra AC double bedroom with a bathroom with a shower.
