Payment & Cancellation - 30 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 30 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 30 days before arrival: 100% refund.

House rules

  • Special Requests: Every reasonable effort will be made to accommodate special requests, however, we cannot make any guarantees for bedding configuration, floor, views, grills, common area amenities or specific unit number. Property Manager will attempt to notify you in advance if a special request is not going to be honored due to unforeseen circumstances.
  • Unit Information: Please note none of our units are equipped with air conditioning.
  • Rental Guarantee: Property Manager reserves the right, without notice, to move you to a similar or upgraded rental property IF the original rental property becomes unavailable or uninhabitable due to unforeseen circumstances. We will attempt to notify you in advance of your options whenever possible.
  • Clubhouse amenities: Due to regulations set in place by the local health department, local government or HOA policies, not all facilities at properties may be available for guest use. There may also be times when clubhouse facilities are closed due to maintenance services. All clubhouse amenities are provided to guest complimentary and therefore there will be NO refunds when these facilities are closed or unavailable during a guest's stay.
  • Check in time starts at 4pm.
  • Check out is at 10am.
  • All of our properties are Non-smoking. A service charge of $500 will be imposed if any occupant in the unit uses any type of tobacco, marijuana, incense or other smoking materials.
  • Unless specifically stated, all rentals have a No pet policy. A service charge of $500 will be imposed if there is a report of a pet in the unit or on the premises; this charge will also be assessed after guest departure if housekeeping find evidence of a pet in the unit. There will be a charge of $1000.00 minimum if you leave your pet unattended in a unit and we find extensive damage resulting from this. If you have booked one of our Pet Friendly rentals, please disregard this clause.
  • After check in upon arrival your accommodations are not as specified in your confirmation or unsuitable, please notify the Guest Services immediately at the phone number provided to you in the Guest Portal. If you arrive after office hours, please contact us on our on-call cell phone - this number is available in the Guest Portal. Property Manager will not be held responsible, liable or grant a refund for problems reported at the time of checkout or after departure.
  • Guests are responsible for breakage, missing items, any damage caused to the unit or items herein, and in situations where excessive cleans are necessary. Property Manager will bill accordingly for these incidents. Report any noticeable issues to us upon arrival.
  • Guests are personally responsible for all costs and charges for hot tub abuse.
  • Rental Guest agrees to indemnify and hold harmless both Property Owner and Property Manager for any liability arising before termination of this Rental Agreement for personal injuries, death, or property damage caused by the negligent, willful or intentional conduct of their occupancy. The Property Owner and Property Manager will not be responsible or liable for any loss of money, jewelry or valuables during the Guest's tenancy.
  • Each property is privately owned and management reserves the right to refuse service to anyone.
  • Quiet hours are from 10pm-7am.
  • Guest Portal: You can login for our Guest Portal to get information on your upcoming stay and the Winter Park area. You will also receive a separate email invitation 7 days prior to your arrival date.
  • We have a local office at 50 Village Drive, Winter Park CO 80482 if you need assistance. There is a Map link in the Guest Portal and a local phone number that you can call or text messages OR you can email us for assistance.
