Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.

- -A deposit of 20,000 baht is required upon check-in
- - Check-in after 3pm and check-out before 12pm
- - Check-in before 6am will be charged 100% of the room rate for the day; check-in after 6am will be charged an additional 1,500 baht/hour early check-in fee
- Check-out after 6pm will be charged 100% of the room rate for the day; check-out before 6pm will be charged an additional 1,500 baht/hour late check-out fee
- - Electricity costs are additionally charged, 7 baht/kWh (the meter will be taken at check-in and check-out, and the electricity fee will be charged based on the actual electricity consumption; please save electricity)
- - When turning on the air conditioner, please be sure to close the doors and windows. The average outdoor temperature in Thailand is 30 degrees, and the cold and hot convection can easily cause the air conditioner to stop suddenly! It will cause more electricity usage and dripping of air conditioner
- -Please close doors and windows at all times. Thailand is a tropical country. Snakes, rats, cockroaches, lizards, and mosquitoes are common animals that can easily enter indoors
- - Smoking is prohibited indoors. Bringing durian, mangosteen and pets will result in a fine of 5,000 baht/time
- - It is prohibited to throw paper towels into the toilet. Thailand's underground drainage system is very poor, which will cause the toilet to be blocked. A fine of 5,000 baht/time
- - Please lock all doors when going out and at night, and put valuables in the safe or carry them with you
- - Glasses cannot be brought to the terrace pool area. Please take colored plastic cups. Note: Broken glass is difficult to detect and dangerous.
- - Be safe when showering in the bathroom, be careful of slippery floors!
- - Please keep the music and noise to a minimum from 10pm to 8am, and try to avoid holding noisy pool parties
- - The pool is 1.5-1.8 meters deep, and children should play in the water accompanied by adults
- - Please abide by the local cultural customs of Thailand and take off your shoes when entering the house. Slippers are generally not provided, and everyone enters the house barefoot
- - Tap water in Thailand cannot be drunk directly. The villa provides two bottles of drinking water per room for free every day. If you need additional drinking water, it costs 20 baht/bottle
- - Spare garbage bags are placed under the kitchen sink. Please simply clean up the leftovers to avoid the breeding of rats and cockroaches, and advocate hygiene and environmental protection
- - Single mattresses can be added at 1,500 baht/person/day
- - The villa can accommodate up to 10 people. If you are over 6 years old, you need to pay an extra extra person fee of 1,000 baht/person/day (if you do not occupy a bed)
- - Floating afternoon tea service is provided at 1,500 baht/portion
- - The villa is cleaned once every 3 days, and towels, sheets, and quilts are changed once every 7 days
- - Additional basic cleaning: 1,000 baht/time; cleaning including changing bed sheets: 2,000 baht/time; cleaning only public areas and kitchen: 500 baht/time
- - Provide chef service, can help you buy ingredients in the supermarket to cook {you need to pay an additional 10% of the ingredients for errands (starting at 200 baht) and a service fee of 150 baht/person (minimum 10 people), please inform in advance}
