Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.
House rules
- House Rules:
- Check in is 4 p.m.
- Check out is 10 a.m.
- No exceptions.
- No Pets!
- No Smoking or Vaping inside or outside the house. No Exceptions. $500 fine if violated.
- No Mountain Bikes or muddy shoes
- are allowed inside the house.
- Local Quiet Hours are
- 9 p.m. - 9 a.m. The neighbors may call the police if this is violated.
- Due to our dark sky ordinance, outdoor lights must be turned off when you are not outside.
- NO FIRES May 1 - October 1. Or any other time the host requests, due to drought or fire ban.
- We are not liable for items left behind. $50 + the cost of shipping will be charged for items left behind that require shipping.
- By law this home may NOT be used for events, parties or large gatherings.
- We regularly see javelina, deer, skunks and bobcats. Do not approach or feed these animals!
- Please do not unplug electronics or move furniture.
- Please use your own accounts for Netflix, Prime, etc... Please be sure to log out of those accounts when you check out.

- HOT TUB POLICIES:
- * Use at your own risk!
- * leave floating chlorine dispenser in hot tub at all times.
- * Respect the quiet hours of 9:00 p.m. - 9:00 a.m.
- * No food or beverages in the hot tub.
- * Follow all posted precautions.
- * Do not leave children unsupervised at any time.
- * Please do not use glassware or breakables at the hot tub.
- * A fee will be assessed to drain and refill the hot tub due to glass breakage, or excessively dirty water in the hot tub.
- * After use, please put hot tub cover back on and secure in place.
