The front patio features a dining table with seating for eight or more, perfect for group meals. Upstairs, the second-level deck offers additional dining space, an L-shaped couch for lounging, and a gas BBQ, ideal for easy outdoor entertaining. BEDROOMS: - Guest Bedroom 1 (Ground Floor): Queen-size bed, TV, closet - Guest Bedroom 2 (Second Floor): Two full-size beds, TV, closet, en-suite bathroom - Primary Bedroom (Second Floor): King-size bed, TV, access to upper deck, en-suite bathroom BATHROOMS: - Hallway Bathroom (Ground Floor): Walk-in shower - Guest En-Suite Bathroom (Second Floor): Walk-in shower - Primary En-Suite Bathroom (Second Floor): Walk-in shower with large soaking tub LIVING, DINING, & KITCHEN: The home offers two living areas for added comfort and flexibility. On the first level, the open-concept living space features a large sofa with additional seating arranged around the TV, along with barstool seating for four at the kitchen island. Accordion sliding doors open to the expansive front patio, creating a seamless indoor-outdoor experience. Upstairs, a second living area provides a cozy retreat with a large sofa, TV, and a small workspace. The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided. Parking: Two designated parking spaces in the garage (small to mid-size vehicles only). Note: The owner of this home stores personal items in the garage that are not to be accessed or used by guests. YOUR SPACE: Guests will have private and exclusive access to the entire two-story 3BR/3BA single-family residence. This includes all interior spaces and the private front patio and upper deck. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested. NEWPORT BEACH REGULATIONS: This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund. BEFORE YOU ARRIVE: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries. Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Property Manager at very reasonable rates. Large ice chests, wagons, Pack’ N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information. Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older. Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
