Perfectly situated just three homes from the popular 40th Street beach on one of the Peninsula’s coveted extra-wide lots, this thoughtfully prepared 4BR/2BA second-floor residence offers a relaxed coastal setting with the space and comfort to accommodate memorable family getaways. OUTDOOR SPACES: The front oceanview patio is shared with the downstairs unit, though each residence has its own designated space. Your designated area is on the right-hand side (when facing the property) and includes a dining table, seating, a market umbrella, and a propane BBQ grill. BEDROOMS: - Primary Bedroom: King-size bed, streaming cable TV, and sliding glass door access to a private rear deck with seating - Guest Bedroom 1: Queen-size bed - Guest Bedroom 2: Queen-size bed - Guest Bedroom 3: King-size bed BATHROOMS: - Hallway Bathroom 1: Tub/shower combination - Hallway Bathroom 2: Step-in shower, side door access to the rear exterior stairway LIVING, DINING, & KITCHEN: The bright and inviting living space features a leather sofa set with a side chair and streaming cable TV, creating a comfortable place to gather. The adjacent dining area includes a table with seating for six, along with four additional barstools at the nearby kitchen counter. Sliding glass doors open to the front oceanview balcony with chair seating, allowing you to enjoy coastal breezes and views. The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided. YOUR STAY ALSO INCLUDES: - Wi-Fi - 4 low-profile beach chairs - Ceiling fans throughout and heating - Hair dryer, iron, and ironing board YOUR SPACE: Guests will have private and exclusive access to the entire 4BR/2BA second-floor residence, including all interior spaces, the front balcony, and the private rear deck. The front patio is shared with the downstairs unit, with a designated area for your use. The downstairs 2BR/1BA residence is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups. SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested. HOME FEATURES: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort. Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office. Laundry: Shared coin-operated laundry facilities are located in a utility room along the side walkway near the rear carport area. Complimentary laundry supplies are provided; however, guests must provide their own quarters. Parking: Two covered carport spaces are provided for mid-size vehicles, with access from the rear alley (garage height 82"). Street parking, both metered and unmetered, is also available. NEWPORT BEACH REGULATIONS: This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund. BEFORE YOU ARRIVE: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries. Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Property Manager at very reasonable rates. Large ice chests, wagons, Pack’ N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information. Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older. Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances. City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
