Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.
House rules
- Please enjoy yourselves and make yourselves at home.
- The contents of the House Notebook are to be considered the house rules.
- Please treat the home with the same respect you would treat your own home. Our “house rules” are few… Please use good judgment and common sense. Much Mahalo in advance!
- - Please join in local Hawaiian traditions and refrain from wearing shoes while in the house.
- - NO SMOKING inside the house.
- - NO PETS allowed.
- - Large pieces of furniture must remain in their original locations. Small furniture items moved during your stay must be returned to their original location before departure; indoor furniture must remain indoors, and no outside furniture may be brought into the house.
- - Wood furnishings should be protected from condensation, heat, or scratches at all times. Please use coasters and pot warmer pads where needed to avoid damage to furniture.
- - Be mindful of sunscreen, lotions, creams and oils on all furniture fabrics and rugs. Please place a towel down on any surfaces before using. Oil stains cannot be removed from fabrics and will have to be replaced if towels are not used.
- - No abrasive cleaning agents or scrub pads should be used on stainless steel sinks or appliances; ask the manager how to care for these surfaces.
- - Please use cutting boards not countertops for cutting.
- - Do not drag anything on wood. Be mindful of your suitcases. These surfaces can be scratched and will require repair.
- - Please put only appropriate food items down the disposal. As a general rule if you could actually digest the food yourself it should be able to go through the garbage disposal. NO Coffee grounds, egg shells, carrot or potato peels, etc. Plumbing repair bills related to inappropriate use of the disposal or sinks or inappropriate use of toilets (no flushing sanitary products, disposal wipes, etc) will be charged to the renter.
- - Some of the locked cabinets, doors, and/or closets in the house contain personal items of the owner. Some of them may not appear to be locked, so please do not exert pressure on those cabinets, doors, and/or closets that resist opening. There should be ample space available for your personal belongings.
- - Beach toys are for the beach; kitchen utensils for the kitchen.
- - Beach towels for the beach; bath towels for the bathrooms.
- - Please turn off lights during the day when not in use.
- - Trash chute temporarily disabled. Tie trash bags and dispose of in the utility room trash can located on the same floor. Or you can take it directly to the basement. Do not leave any trash inside the home upon check out.
- - Please clean washer and dryer filters after each use. Please be kind to the washer by shaking sand from towels and suits first, before entering the unit.
- Use ONLY “he” or “2x” liquid detergent for the washer. No liquid fabric softener. NO BLEACH!
- - Dryer – is a non-venting dryer and can take several cycles for heavier loads. Recommend using the coin op dryer located in the basement for dense items. If using dryer sheets please use half a sheet at a time. Clean lint screen after EVERY load.
- - Plumbing can be sensitive on the island, please flush ONLY toilet paper down the toilet. Do not flush any feminine products, wipes, or any other items down the toilets.
- - Sofas are not to be used as beds for guests, nor may any additional furniture, including bed cots or roll-away beds (with the exception of infant cribs and/or playpens), be supplied by guests for use during your stay without prior written consent.
- - Occupancy by more than the number of persons stated in the property description and Guest Reservation Application will result in additional per person, per night charges. Occupancy is granted to only those persons listed on the original rental agreement.
- - No parties, gatherings or events of more than 4 invited guests will be permitted without prior consent from the homeowner or property manager. No weddings or events to be held at the property without prior consent. Such events if allowed may be subject to an additional charge.
- - Please be aware that you are in a residential neighborhood and many of the permanent residents who live and work here tend to go to bed at a reasonable hour. Please keep music and noise to a moderate level, especially in the evenings.
- For best security protection, be sure to close and lock all windows and doors when leaving for the day. Do not leave valuables within sight in the house through the windows. Put all “toys” away when you leave for the day.
- When going down to the beach or out for the day, we ask that you close and lock the windows and lock the house. The weather can change drastically in a small amount of time and if the windows are left cracked or open rain will enter the property and ruin the floors. DO NOT forget to bring the keys.
- If you accidentally break anything during your stay, please be sure to give us a call or leave a note so that we know how to repair or replace it.
- GENERAL INFORMATION
- Beach Access: Residents & guests must wear shirts/beach cover-ups and shoes/slippers in the lobby and common areas. Use the beach stairwell entrance when wet or returning from the beach. Please use the shower to rinse off sand before entering the building. See additional information in the Colony Surf House Rules provided.
- Beach Towels: Beach towels have been provided for your use. Please do not take the regular bathroom towels to the beach. Remember to shake off beach towels prior to entering the house or before placing them in the washing machine.
- Cleaning: Your reservation includes the departure cleaning. Additional cleaning is available upon request at an additional cost. Contact guest services to arrange prior to your arrival. If additional cleaning is requested after arrival it will be granted based on availability.
- Cable, Wifi/Internet, and Phone: “Spectrum” is the provider for cable TV and internet.

- Responsibility: Please remember that you are responsible for all items inside and outside of the house. If there are damaged or missing items when you depart, the cost or repair or replacement will be charged to your reservation. Do not move furniture around as we will then have to employ someone to move it back to the original location at a cost charged to guests.
- Supplies: An initial amount of basic supplies such as bath and kitchen soaps, paper products, trash bags, etc. are provided for your use. Any additional supplies you may need are your responsibility.
- Tropical Birds: Bare in mind that with the windows open you may encounter a bird attempting to access the home. No need to catch them, just open the windows and allow it to find its way back outside.
- Tropical Pests: Although the home is treated regularly for pests, here in the tropics we do have a few more insects than on the mainland. Therefore, we ask that you keep all food in airtight containers or in the refrigerator; dispose of food scraps properly; do not leave food or dirty dishes in the sink or on countertops, and keep doors and windows closed when not home. We are living in paradise and sharing it with other creatures. Please do not be alarmed if you see an occasional gecko or lizard in the house. They are harmless and actually help keep the insect population down.
- Valuables: Owner, Elite Pacific by Gather Vacation Rentals, or property managers are not responsible for lost, stolen, or misplaced items. We recommend that you leave expensive jewelry at home. Do not leave any of your valuables unattended on the beach, in your rental car, or in publicly accessible areas. (There are no safes available for use in the home)
- WHEN IT’S TIME TO LEAVE (please allow enough time for this!)
- CHECKOUT TIME IS 10:00 AM. We need time to prepare the house for the next guest!!!
- Please leave the house in the same quality shape it was upon your arrival. Thank you!
- If you rearrange furniture, please return to the original location.
- Do not leave anything purchased in the refrigerator or kitchen unless replacing staples.
- Take all trash out, if you leave trash in the house or elsewhere, there will be a $75 charge to your credit card on file.
- Strip used sheets off beds and place with all other used towels and linens in each room.
- Wipe crumbs out of the toaster and tidy kitchen counters and sink area. Wipe out the inside of appliances used. Put all pots, pans, and dishes away.
- Turn All lights off.
- Close and lock all slider windows and doors.
- Return ALL keys and fobs, if an agent is unable to meet at the time of departure, leave keys and fobs on the kitchen counter. Be sure to lock all doors behind you. Please notify your property manager that you are leaving the property. We will send someone to retrieve the keys and remotes behind you.
