Sleeping arrangements - Downstairs: ‘Master’ king bed, sleeps 2, with an en‑suite bathroom. - Upstairs: ‘Mickey Mouse’ two full beds, sleeps 2. - ‘Queen en‑suite’ queen bed with en‑suite bathroom, sleeps 2. - ‘Queen’ queen bed, sleeps 2. - ‘Rustic’ bunk bed, twin over full bed, sleeps 2. - ‘Avengers’ 2 twin bed and trundle, sleeps 3. Living spaces Two spacious living areas provide room for movies, games, or quiet reading. A loft upstairs adds a cozy nook for extra privacy. A free washer/dryer is tucked nearby for easy laundry. Kitchen & dining The large full kitchen features stainless steel appliances, ready for anything from quick breakfasts to family feasts. Indoor and outdoor dining areas let you enjoy meals under the Florida sky or at a comfortable table inside. Outdoor living Step onto the private south‑facing pool, with the option to add heat for a warm dip any time. A hot tub bubbles nearby, and pool loungers invite sun‑soaked afternoons. A BBQ and patio furniture create an ideal setting for al fresco dining and evening gatherings. Community amenities include free access to a water park and an amenity center/clubhouse. Neighborhood & attractions Located in the Championsgate community of Kissimmee, you’re just 20–25 minutes from Disney World, 30 minutes from SeaWorld, and 35 minutes from Universal Studios. The area offers easy routes to the theme parks while providing a peaceful residential feel. During your stay, you will have complete and exclusive access to the entire home and complementary access to resort amenities Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property. The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay: -For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout. -For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear. If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week’s notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!
