Payment & Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

  • This Rental Agreement (hereafter referred to as "Agreement") is a legally binding contract established from the Reservation Date detailed below between the signing individual or entity ("Guest") and the specified owner, manager, or agent ("Rental Agent"). It pertains to the Guest's commitment to lease the outlined property (the "Property") for a specified Rental Term and for an agreed-upon fee.
  • 1. OCCUPANCY
  • The Guest commits to a maximum occupancy of agreed-upon individuals. All occupants are bound by the conditions of this Agreement.
  • 2. PROPERTY CONDITION AND USAGE
  • The Property is rented out "as is". The Rental Agent will strive to ensure all amenities are operational. However, they cannot be held accountable for any non-working amenities but will address any reported issues promptly. Use of amenities like hot tubs, pools, etc., is solely at the Guest's risk.
  • The Property should be used for residential purposes, treated with care, and maintained in a neat and sanitary state. No disturbances to neighbours or unlawful activities are permitted.
  • 3. VIOLATION
  • Should the Guest violate this Agreement, they must vacate the Property without a refund. Any legal recourse will require the violating party to bear the expenses.
  • 4. ASSIGNMENT OR SUBLEASE
  • The Guest cannot assign, sublease, or allow non-family members or unmentioned guests to use the Property.
  • 5. LIABILITY & INDEMNIFICATION
  • All items brought onto the Property by the Guest or their invitees are at the Guest's risk. The Rental Agent is not liable for any damages or losses.
  • The Guest will indemnify the Rental Agent against any costs or claims arising from damages or injuries sustained during their stay.
  • 6. RELEASE
  • The Guest releases the Rental Agent from any claims related to injuries or harm occurring on or near the Property.
  • 7. ACCESS
  • The Rental Agent may access the Property for inspections or showings after providing reasonable notice, or immediately in cases of potential threats.
  • 8. PROPERTY UNAVAILABILITY
  • If unforeseen events make the Property unavailable, the Rental Agent will endeavor to provide a comparable property. If not feasible, the Guest will be fully refunded.
  • 9. SPECIFIC TERMS
  • - 9.1. Bookings are accepted from those aged 25 and above.
  • - 9.2. The right to decline any booking is reserved.
  • - 9.3. Check-in is post 3 pm, and check-out is by 10 am unless agreed otherwise.
  • - 9.4. Exceeding occupancy limits may result in additional charges or eviction.
  • - 9.5. Failure to make timely payments may result in booking cancellation.
  • - 9.6. A deposit for potential damages is required, with charges applied under specified conditions.
  • - 9.7. Additional cleaning charges apply if the Property is left in an unsatisfactory state.
  • - 9.8. A £300 fee will be charged for cleaning if evidence of smoking is found.
  • - 9.9. Pets are prohibited.
  • - 9.10. Cancellations or modifications are free up to 30 days before arrival unless otherwise stated.
  • - 9.11. Lost keys will result in lock replacement costs borne by the Guest.
  • 10. MISCELLANEOUS
  • This Agreement represents the complete understanding between the parties. Amendments must be in writing. It's governed by UK law. Any notices must be in writing. Digital signatures are considered valid. Engaging in illegal activities, including drug use, in the Property will result in forfeiture of the deposit and potential legal action.
