VILLA ORVIETO - ORVIETO AREA
Villa Orvieto is an independent spacious villa located only 20 km from the picturesque town of Orvieto. The location of the villa allows guests to explore the many wonderful medieval towns of Umbria and southern Tuscany (like Montepulciano, Montalcino, Todi, Spoleto, Assisi, Perugia and the lovely Lake Trasimeno ). Umbria is a beautiful region with wild landscapes, excellent food and wine.
The villa has been restored to high standards and has a perfect blend of modern conveniences (including air conditioning and WIFI internet connection) and traditional antique furnishings.
The property is surrounded by rolling hills, cultivated fields and olive groves.
Villa Orvieto consists of 2 adjacent stone houses: the main house sleeps up to 10 people in 5 bedrooms and 5 bathrooms.
[CLOSED OFF] Next to the main house, there is a smaller guest house (closed off when the villa is booked with lower occupancy price), with 2 more bedrooms and 2 bathrooms, plus a laundry room. There are different outdoor spaces such the elegantly furnished "loggia" with comfortable couches and splendid views over the countryside. A second outdoor living room and a third "pergola" just next to the kitchen with table and chairs for up to 14 people.
There is a panoramic swimming pool with sun lounges and umbrellas, a furnished patio and the tennis court (not floodlit). From here the view is even more spectacular. A comfortable hammock is available for the guests.
The property is surrounded by a manicured gardens with beautiful rose bushes, lavender and many different kinds of pretty flowers. There is covered parking for up to 6 vehicles.

The main entrance is on the ground floor, through a first living room with a seating area for five, desk with computer, TV with satellite, DVD.
Large living room with working fireplace and comfortable sofas for 10 people; double doors open to the covered "loggia". Next to the living room, there is a spacious dining room with working fireplace which can accommodate up to 14 people.
Large kitchen (5-burner gas stove, oven, separate fridge/freezer, double sinks, dishwasher, microwave, American coffee maker, kettle) with separate dining area, working fireplace, table for eight; double doors open to dining patio and second outdoor living room. Guest bathroom.
Air conditioned double bedroom (king size bed) with separate sitting room and walk-in closet. En-suite bathroom with bathtub with hand-held shower, no curtain, and separate shower.
On the first floor you will find more bedrooms, each air conditioned. This floor has lovely views over the rolling hills and the countryside.

Facilities: private swimming pool (12m x 6 m; depth 0.60 to 1.70 meters; open from 24 May to 27 September), air conditioning only in the bedrooms, internet WIFI (please note: due to the rural location of the property the internet connection might be intermittent and at an inferior speed than what you are used to), phone for incoming and outgoing phone calls, smart satellite TV (limited English speaking channels), DVD player and library, Bluetooth speaker, 2 washing machines, dryer (only the staff can use it) and dishwasher, hairdryer in each bathroom, fridge, freezer, toaster, kettle, microwave, coffee machine, Nespresso machine, mosquito nets on the bedroom windows only, two baby cots and two highchairs, pool towels, table tennis, soccer goal, basketball hoop, board games (chess, checkers, backgammon, cards, etc.), security safe (ground floor master bedroom suite).
