VILLA LUDOVICA - GARGNANO Located in Gargnano, Villa Ludovica is a luxury villa with a private pool and breath-taking views of Lake Garda. Built in the 1700s and restored in 2015, the villa is within easy walking distance of the town (up a steep narrow road), lakeside beaches, shops and restaurants. Gargano is one of the most beautiful historic centres of Lake Garda with places of interest such as the church of "San Francesco" and the bell tower of the "San Martino" church. The 250 square meter villa develops over 3 levels. From the entrance on the ground floor (down two steps), you will find a family bathroom (with a shower) and down a few steps, a double bedroom (with double bed) and en-suite bathroom (with shower). Also on this level (down 5 steps) you will find a lounge (with comfortable seating and TV). On the first floor, you will find an open plan living space (with lake views) with a lounge area (with comfortable seating) and a well-equipped kitchen area. Down a few steps you will find the master bedroom (with double bed and private balcony) with an en-suite bathroom (with shower). Also on this level (down approximately 8 steps from the lounge area) you will find a double bedroom (with double bed and private terrace). This bedroom has no en-suite bathroom (guests will need to go up to the lounge and cross the kitchen/lounge area to use the family bathroom by the entrance). On the second floor (accessed via a spiral staircase) you will find a double bedroom with lake views and an en-suite bathroom (with shower). Outside you will find a large terraced garden (with olive and lemon trees and bougainvillea flowers), a private swimming pool (15 m x 5 m; open end March – end November) with sun terrace (with sun loungers) and covered gazebo (with sofas and lounge furniture). An outdoor dining area (with table and seating) and an outdoor bathroom (with shower and toilet) The villa is found the end of a tiny private street, with other historic buildings on the street and it is very private. It offers a large garden, terraced on 5 levels (each level about 50m x 10m, so 2500sqm of garden in total) that flank the non-street side of the house, with big windows/glass walls and doors out onto the internal garden, filled with mature bougainville, olive trees, flowers and the traditional citrus trees of the "limonaia" of Gargnano at the top level. The far end of the gardens are closed off with tall ancient stone walls, so it feels very much like a secret garden or a story book Arabian nights courtyard -- the garden is completely invisible from the street and from other houses, but visible from the house itself, to the point where in both the upstairs and downstairs lounge area, the garden seems like a feature of the interior design, almost seamless indoor/outdoor living. There is no parking directly on the property -- the tiny private road is not big enough for access by any but the smallest vehicles, but we can provide a long term parking space rental nearby (the price of the villa includes 2 parking passes; these passes will give free right to park in any public parking space in the city. There are two right below the house, one open air and one across the street that has underground parking as well. These are 150m from the villa via the pedestrian access with stairs), as well as Vespa/scooter and e-bicicle rentals to keep easy transport at the house itself. The town itself is only a few hundred meters on foot, at the end of the private road, and more parking can be found there on the main road. We also provide a baggage service on arrival and departure, so staff to carry the luggage up from the car to the house.
