Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.
House rules
- Use of the Villa
- - The villa is reserved for residential use only. Parties, events, or noisy gatherings are not allowed.
- - The Villa is located into a natural protection area, please respect the area and do not throw rubbishes outside.
- - Additional guests are only permitted if included in the initial reservation and approved by the owner/manager. Should the presence of unregistered people be detected, the Client will be required to pay for their whole permanence, according to the listed charges of the relevant day, without prejudice to the Lessor's right to expel people who are not properly registered.
- - The Tenant is responsible for providing information on the guests in the villa, relevant for Public Security provisions.
- Collection of personal details
- We require the collection of passport details of all tenants due to immigration requirements, where you will be registered at the TM30 system.
- Check in – Check out procedure
- If the tenant is requesting an early check in or late check out which is based on availability and which can be allowed on a case by case basis. The extra charges for an early check in or late check out are payable in cash and are charged at a rate of THB 300 per hour.
- Cleanliness of the villa
- It is the tenant’s full responsibility to maintain a high level of cleanliness during their stay. Garbage should be removed from inside the villa and be disposed at the designated areas. Dishes, cutleries can’t be kept in the sink or on kitchen counters without rinsing the plates and getting rid of all food remains. Failing to leave the villa in a properly kept shape upon check out will result in a deep cleaning fee of THB 3000.
- Swimming Pool
- - Children under the age of 10 must be supervised by an adult at the pool. The Tenant acknowledges that the swimming pool is not supervised and that liability for minors and bathers in general rests solely with the Tenant.
- - Tenants and their guests are not allowed to use the pool while intoxicated.
- - Respect the pool rules.
- Liability
- - The Owner and the Lessor accept no liability whatsoever for damages or injuries deriving from the use of the villa, swimming pool and related areas, nor those that might originate from natural, accidental, unforeseeable, or exceptional events.
- Property Maintenance
- - Tenants are responsible for maintaining the villa in good condition and should report any damages to the owner/manager immediately.
- - Tenants accept full liability for any damage and/or injury. In the case of these events, the Lessor, at its incontestable discretion, will assess damages and the cost of replacement and/or repair; the Client accepts and authorizes the charging of amounts thus established with immediate effect.
- - Tenants accept full liability for any damage and/or injury caused by any their guests, including but not limited to employees and/or domestic helpers (e.g. babysitters, housekeepers, personal trainers, mindfulness counselors, yoga instructors, chefs, etc.). In case of such events, the Lessor, at its incontestable discretion, will assess damages and the cost of replacement and/or repair; the Client accepts and authorizes the charging of amounts thus established with immediate effect.
- - Furniture, furnishings, accessories, dinnerware, appliances and, in general, all items in the villa, swimming pool and related areas must be left in the same faultless state they were received at the beginning of the stay. It is not allowed to move furniture or change these items' layout in the villa, swimming pool and related areas unless previously authorized and directly carried out by the Lessor.
- - Any damages or alteration of any kind detected by Tenants on arrival must be promptly pointed out to the Lessor within and not later than 24 hours after check-in. Once the 24 hours after check-in period has expired, damages will be charged to the Tenant.
- - The Lessor reserves the right to access the villa, swimming pools and related areas without notice, with its own staff or external contractors, in exceptional circumstances like fires, leakages, alarms, etc. In the event of serious damage to systems or structures that require the intervention of professional technicians, the staff or external contractors of the Lessor are entitled to go into the villas, swimming pools and related areas even in the absence of customers, in order to promptly solve the problem with the minimum inconvenience possible to Tenant.
- - Regular maintenance of the pool, garden, and facilities is the owner/manager's responsibility. The Tenants need to provide access to maintenance staff.
- Pets
- - Pets are not allowed on the premises
- Waste Disposal
- - Tenants are required to sort and dispose of waste in accordance with local waste collection regulations. Instructions will be provided.
- Safety and Security
- - Tenants must take care of themselves.
- - Tenants are required to lock all doors and windows when they are not present in the villa.
- - Valuables should be kept secure. There is a safety box in the master bedroom. The Owner/Lessor is not responsible for any losses or theft.
- - The parking lot is under construction and not yet secured. The tenant should be cautious and children must not play there.
- Respect for Neighbors
- - Tenants are required to respect the peace and tranquility of the neighborhood. Excessive noise, especially after 10:00 PM is not allowed.
- Compliance with House Rules
- - Tenants are required to abide by all these house rules. Failure to do so may result in immediate eviction and loss of the security deposit.
- By signing this house rules document, you acknowledge that you have read, understood, and agreed to its terms and conditions. Failure to comply with these rules may result in additional charges or eviction; the Owner/Lessor cannot be held responsible for failure to comply with the aforementioned rules.
