The villa is immersed in an oasis of peace and relaxation among the Umbrian hills, near Lake Trasimeno and Perugia. Surrounded by a large fenced park of about three hectares, with trees, flowers and olive grove, this historic farmhouse offers several areas dedicated to fun such as: a children’s playground, a grass sports field for five-a-side football and/or volleyball, a bowling green, and a ping pong table.
Under the large patio you will find a lounge area with seats and a dining table for 10/12 people, ideal for spending pleasant meals in the open air.
Among the outdoor spaces you will find a fenced private pool (12 x 6 m, depth 1.50 m), open from May 1st to September 15th, and equipped with deckchairs and parasols.
A barbecue and a private parking for 4 cars are also available to guests.

Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- Pets are not allowed.
- Included in the price: Internet Wifi; utilities (water, gas, electricity except heating); house, garden and pool maintenance.
- Excluded from the price: Final cleaning (200.00€); air conditioning (30.00€ per day); heating on consumption. Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).
- Security deposit: Customers are required to pay 700.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
