** The trains near here are currently pulling their horns due to a disagreement between the local and Federal government. The area is supposed to be a quiet zone again (no horns) any day now. We currently do not have a firm date.**

Things To Know
Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- 1. Golden rule: Treat our property how you’d like yours to be treated, and treat your neighbors how you’d like to be treated.
- - Our floors and carpets are super clean. PLEASE REMOVE YOUR SHOES.
- - Please be mindful when eating in the living room or bedroom. Clean up any spills and don’t leave food or dirty dishes out for long periods, to help keep our property pest free.
- - Quiet Hours are from 10 pm – 8 am.
- 2. You must be 25 years or older to book the apartment. As a part of this booking we are required to get the photo ID of each guest in this building. Children are welcome! Children must always be under the supervision of an adult (18+).
- 3. NO SMOKING OR VAPING anywhere in the apartment or on complex property. NO ILLEGAL SUBSTANCES OR ACTIVITY on the premises. There is a minimum fine of $500 per occurrence.
- 4. NO PETS, unless explicitly agreed upon. Minimum $200 fine.
- 5. Please follow our Check-In time of 4pm and Check-Out time of 10am. Guests that do not checkout on time may be charged $50 in hourly increments, at the discretion of Property Manager.
- You can apply for early check-in or late check-out; if granted, the fee is $35 dollars.
- 6. Damage / Loss: If you damage or lose anything, please let us know so we can repair or replace it.
- - LOST KEY FOB is $150.
- - LOST GARAGE OPENER IS $200.
- - If we need to replace linens or towels due to damage, there is a minimum fee of $30.
- - Damage due to bodily waste has a $100 minimum additional cleaning charge.
- 7. You are welcome to entertain up to 2 guests, but please respect your neighbors.
- - NO PARTIES. If you want to have more guests, contact Property Manager to rent a common area for entertainment and hosting of a larger group.
- - If you have an unapproved party, there is a minimum fine of $1000. You also agree to pay any additional fines associated with the party, that may be levied on Property Manager by the apartment management and/or other authorities.
- 8. All overnight guests must be included in the booking. If you have an additional guest, contact us, or make an alteration request and we’ll be happy to include them for the platform prices.
- - Overnight guests not included in the booking are subject to additional nightly fees of $50 per guest.
- - More than 4 guests staying overnight in the apartment is subject to a $100 fine PER PERSON.
- 9. Resident amenities such as the pool, gym, conference & common areas, etc., may be unavailable due to maintenance, repair, or other reasons at the sole discretion of apartment management. All guests acknowledge that Property Manager does not control the availability of the complex’s amenities and guests are not entitled to refunds or discounts based on availability of amenities.
- 10. Property Manager or the apartment management may enter the property in cases where it is urgently necessary to maintain/repair the property, address a safety issue, or comply with local, state, or federal law. Otherwise, Property Manager and apartment maintenance will seek & receive permission from the guest before entering.
- 11. DO NOT CONTACT THE APARTMENT COMPLEX MANAGEMENT FOR ANY REASON, they will only work with us.
