Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.
House rules
- IMPORTANT NOTE: All guests are REQUIRED to SIGN the Renter's Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.
- Additional rules
- 1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.
- 2. It is a "must" to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.
- 3. No unregistered guests/visitors unless preapproved
- 4. Follow state laws when using fire pit
- 5. Please keep noise to a minimum after 10PM and always be respectful of the neighbors.
- 6. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.
- 7. For noise complaints
- 7.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out.
- 7.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.
- 8. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $300 for extra cleaning.
- Follow all check-out procedures:
- 1. Take out all trash
- 2. Wash dishes and put on drying rack.
- Note:
- * A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the carpet). All damages will also be charged to guest.
- * Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late checking out guest will be charged $200.
- *Any costs incurred by the host as a result of a late check out will be passed on to you.
