Please note we do not move, cancel or provide refunds or credits for any reason, including COVID, poor air quality, road conditions, road closures and weather conditions.   If you think you may need to cancel for any reason, We highly suggest you PURCHASE TRIP INSURANCE or BOOK CLOSER to your travel dates. **** After you book, you will be asked to e-sign another rental agreement which protect our home from guest damages. This home does not have air conditioning! MINIMUM AGE FOR RENTAL. The minimum age to rent the Property is 25 years of age. All guests under 25 years of age must be accompanied by an adult over the age of 25. Note: This is a non-smoking home. This means no smoking inside or outside of the home. You will be charged for extra clean up if smoke is smelled or cigarette butts are found. To smoke please do so off the property and dispose of your butts appropriately as we are on high fire alert year round. Thank you. The outdoor furniture and full use of the deck may not be usable in winter time due to heavy snow. Our property does NOT have space to accommodate RVs or fifth wheels. Parking of these vehicles is not permitted in the driveway or on the street, in accordance with local regulations and HOA rules. Note on Map Distances and Beaches: The platform automatically generates distance estimates (e.g., "5–10 minutes to the lake"). These are not added or controlled by us as the host. Some of our properties are located close to Incline Village’s private beaches; however, access to these beaches is restricted by IVGID (Incline Village General Improvement District) and is only available to property owners. Unfortunately, we are unable to provide guest access to these private beaches. We kindly ask guests not to leave negative reviews for lack of lake access, as this is clearly explained in our listing’s notes section and is outside of our control. Less then 10 minutes walk to the lake, a short drive to all incline village grocery stores, restaurants and shops, sand harbour and diamond peak ski area.
