Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.

- - No smoking on the premises inside or outside
- - Fireworks are not allowed.
- - No pets are allowed
- - No lifeguard on duty. Swim at your own risk.
- - No glass in the pool/spa area.
- - If any furniture is moved, please place it back in the original space where it was found.
- - Please place all outdoor activities back in their designated storage after use to ensure there are no damages (pickleball, basketballs, etc).
- - There are grills and fireplaces on-site for guest use. We kindly ask bring your own supplies, extinguish any flames/coals after each use.
- HVAC Rules:
- AC: If you would like it cooler in your rental, please allow a few hours for the air conditioner to stabilize by gradually lowering the temperature by 2 degrees each hour, placing the fan on AUTO, and keeping doors/windows closed. This helps prevent the AC from malfunctioning due to the intense Texas heat. Ensure the temperature is not set below 68 degrees when cooling.
- HEATING: Please do not heat the house above 76 degrees as this will cause strain on the heating system. Please keep doors and windows closed as often as possible. If the temperature falls below 32 degrees outside, please allow all indoor faucets to drip and keep all cabinet doors open
- Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.
- As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
