Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.

- To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:
- 1. Every group must sign a booking agreement provided by Property Manager.
- 2. A security deposit via credit card pre-authorisation is required for non-Airbnb bookings, released 3 days post-checkout.
- 3. Outdoor areas are off-limits after 10:30 PM, including decks, balconies, spas, and pools.
- 4. No parties or unapproved gatherings allowed at any time.
- 5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.
- 6. No "schoolies" bookings. Please adhere to this policy.
- 7. No bookings from groups under the age of 28.
- 8. Smoking is prohibited both inside and outside the property.
- 9. Only the number of guests specified in your booking can be on the property, with a strict maximum of 16 guests unless prior approval is obtained.
- 10. Parking is only permitted in designated areas on the property; no street or nature strip parking.
