Payment and Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

House Rules

  • -No loud noise in garden after 11PM
  • -Strictly no stag or hen parties
  • -Strictly NO smoking inside the property (penalty of £150.00 if signs of smoking have been found)
  • -Minimum age to be able to book is 21
  • -Infants will be counted as a guest
  • -If the Property has been found to be in need of a deep clean after the guests departure the guest in question agrees to pay £100.00 to cover labour and additional cleaning)
  • -All guests agree to sign into our property via our external check-in form. Failure to check-in or check-in correctly will mean your stay will be cancelled and you will not be allowed access into the property.
  • - Please also note that if you are bringing a pet, that the fee is £65 per pet per stay for a maximum of 2. Pet is limited to hard floor areas and not allowed on furniture or in bedrooms. Kindly message us first as bringing of pet is subject to approval.
  • - Please note that a list of rules for waste management will be provided upon access via the Guest Manual. If this was not followed, a fee of £40 per full refuse or recycling bin will be charged.
  • - Using of candles at the property is strictly prohibited.
  • - We please ask all guests to respect our neighbours. Quiet hours operate from 11 pm to 8 am.
  • Disclaimer: ALL unauthorized early check-in's or late check-out's will carry a penalty fee of £50 per additional hour overstayed. A late check-out could also incur a relocation and/or cancellation fee chargeable to you, the guest, should Property Manager lead to a loss of income due to interruptions to a future booking.
