Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 30 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 30 days before arrival: 100% refund.

  • - No pets are allowed
  • - Garage is not for guest use.
  • - No smoking on the premises inside or outside.
  • - Fireworks are not allowed.
  • - No parties or unauthorized events.
  • - There is a fire pit onsite. We kindly ask guests to bring their own supplies, extinguish any flames after each use and adhere to any county burn ban in effect.
  • - No Lifeguard on duty. Swim at your own risk (Lake Travis).
  • - Utilize the boat dock, dock swing, and dock elevator at your own risk.
  • - Please do not utilize the dock or elevator during unsafe weather conditions.
  • - Limit of 2 people at a time on the dock elevator. Please do not jump on the elevator.
  • - For your safety please ensure the dock elevator gate/entry way is closed and lock before use.
  • - The boat on property is not for guest use. There are also a couple locked closets and cabinets that are not for guest use.
  • - Do not leave children unattended on the viewing deck, boat dock, or dock elevator.
  • - Please keep the gates locked at all times for safety. We will give you the combinations with your arrival instructions.
  • - Do not use the walkway down to the boat dock. Only use the dock elevator.
  • - Please note life jackets are not provided. We encourage guests to bring their own. It's Texas state law on recreational vessels under 26ft. in length when underway (including drifting or not at anchor), all children under 13 years old must wear a U.S. Coast Guard-approved life jacket. Adults must have a properly fitting life jacket that is easily accessible.
  • - There is no boat ramp on property. The closest boat ramp is Mansfield Dam Boat Ramp.
  • - If any furniture is moved during your stay, please place it back in it's original area.
  • - There are a lot of antiques on property. Please enjoy them but understand these items are precious to us. If items are damaged, the guest will be liable for these damages.
  • HVAC Rules:
  • Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
  • HEATING: Please do not heat the house above 76 degrees as this will cause strain on the heating system. Please keep doors and windows closed as often as possible. If the temperature falls below 32 degrees outside, please allow all indoor faucets to drip and keep all cabinet doors open.
  • Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.
  • As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay.
