Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- The Guest and his/her licensees, invitees, family, vendors, employees or others (the “Occupants”) shall use the Property for residential vacation purposes only, and shall have exclusive use of the Property during their reservation period. Parties, “public” gatherings, large events on the Property, consisting of more than 20 people are strictly forbidden. The Property is located in a residential neighborhood, and may not be used in any commercial way, or as a locale for public events, commercial promotions of products or services, or other large gatherings. The Occupants may not make any alterations to the Property whatsoever. The Guest may not authorize any other persons to utilize the Property in the Guest’s absence; nor may the Guest assign or sublease the Property, in whole or in part; nor hire outside suppliers/ vendors(i.e. chef, butler, housekeeper, bartender, security) without prior approval.
- 1. Smoking is allowed outside only. Ashtrays are provided please use them. Zero tolerance with Smoking inside the house. If anything is found in property, the owner reserves the right to charge $2,500.00 for each occurance.
- 2. Any gathering of more than 20 guests will be $ 1,000 charge per occurrence and up to the loss of entire deposit and cancellation of the remainder of the Stay. Parties and gatherings are expressly forbidden. Additionally, no more than 16 guests are allowed overnight, without the written permission from management.
- 3. Guests should not create excessive noise at a level that disturbs neighbors; code-enforced neighborhood quiet hours are from 9:00p.m. – 8:00a.m. No DJs and/or band are allowed on property.
- 4. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
- 5. PETS are permitted only with prior approval and the Pet Addendum must be completed.
- 6. Garbage: Any garbage must be stored in the proper garbage or recycling receptacle, located at the side of the house by the Driveway / Garage. Trash bins are picked up on Wednesdays and Saturdays early morning. Please put the bins out the night before anytime after 5pm and return into the property after pickup. Failure in putting out bins, causing excess trash and bulk pick up may incur a $100 fee per bin.
- 7. Pool: When using the Pool, remember there is a certain health risk associated with this facility. Use at your own risk. We decline all responsibilities
- 8. Alcohol: In Florida, alcohol is illegal until 21 year old. No one under the age of 21 should consume alcohol on premises.
- 9. Damages: Owner reserves the right to charge an additional 10% of the replacement cost for administrative work.
- 10. Do not set the A/C below 70 degrees as this can result in damage to the unit, which the tenant will be liable for. Please keep door closed!
- 11. Keys / Gate remote: any lost or missing key / Gate remote will be charged $250.
- 12. Sub-renting: is strictly prohibited without written approval from Management.
- 13. Security Cameras / Noise Monitoring; Please note that each home has anywhere from 3 - 15 security cameras covering the outside areas of the property only. These are to remain on and running at all times, solely to to be used for security purposes and ensure the safety of the property and traveler. Security cameras can be located on all angles of the exterior property, including pool & common areas. Additionally, we do equip each of our homes with a noise level monitoring device This is to remain active to monitor the decibel / sound levels only, to protect against noise complaints from neighbors. It does not record any conversations, simply noise levels. Lastly, we have a device connected to each home, that will alert to the number of devices at the home, to combat any large gatherings and/or parties. Note, all aforementioned data, is not stored, and/or deleted when no longer needed. In case of any incident, the owner reserve the right to use the images for the claim.
- 14. No street parking allowed at all times. Parking only on the property; maximum cars is 4.
- 15. Pool Service / Landscaping; Pool servicing and landscaping comes anywhere from 1-2 per week. They will typically let themselves in with to the property, and will never enter the house. Service days and time may vary. Please inquire during your stay if you would like to be notified prior to their arrival.
