Things To Know
Payment & Cancellation - 90 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.

- HOUSE RULES
- Noise levels must be kept strictly low during the day. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking etc) must be kept to a respectful minimum at all times. Outdoor Music is not permitted after 10PM. No amplification devices or musical instruments can be used outdoors or can be audible outside the home at any time, day or night. Guests must be mindful of their noise levels at all time;
- Neighborhood quiet hours are strictly enforced from 10PM-9AM;
- No smoking allowed; This includes e-cigarettes, vapes, tobacco or any kind
- Pets are not allowed unless otherwise agreed to in writing;
- Street parking is strictly prohibited. Do not exceed the maximum allowable vehicles. All vehicles must be parked on the allocated parking space, in the garage, or in designated parking areas.
- Parties / events, lack of decorum and disruptive noise will not be tolerated;
- If the neighbors are disturbed, Property Manager reserves the right to ask the tenant to vacate the premises with no refund;
- No alcohol may be consumed poolside and no glass containers may be used near the pool (if the property has a pool).
- Guest must maintain all property and furnishings in good order; Do not move any furniture. Guest may only use appliances for their intended use;
- Guests, other than those in the party provided, may not stay overnight in the property; Guests are not allowed to exceed the agreed upon occupancy limit; If you have any extra guest, kindly let us know right away to avoid any extra charge
- Guests may not send packages to the house they are renting;
- Renters are responsible for doing a house walkthrough and reporting any damage upon entering the home;
- All guests are the sole responsibility of the renter
- All trash must be taken out and placed in the onsite bear box. Failure to do so will result in a fine of AED 500,
- Maximum occupancy cannot be exceeding at any time;
