Brighton's Kemptown neighbourhood has a wonderful sense of belonging. With a diverse selection of restaurants, bakeries, coffee shops, and boutiques, this area of Brighton has always been lively. Taking a walk along the main street, stopping for a cup of coffee, perusing a book or antiques shop, and then heading down to the beach is a fantastic way to spend a day. The Brighton Pier is only a few hundred yards away. If you want to be within walking distance of the city centre and the beach, this is an excellent position. Everything in Brighton's centre, from shopping to dining to the pier to museums to the i360 is within walking distance, including the city's most popular attractions

Payment and Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.
House Rules
- PetsAllowed:petStayForFree,- Please be quiet when entering/exiting the house.
- - Please be considerate to neighbours at all times.
- - Please take your shoes off when inside the property.
- - As per the listing: no extra guests, no smoking and no parties please, at all times.
- - There will be a fine of £50 for smoking indoors.
- - Unless agreed in advance a late check out will incur a fee of £50 per hour.
- - If there is any signs of a pet having stayed at the property either inside or outside, you may be liable for extra charges.
- NOISE & DISTURBANCE
- If there are any neighbour complaints and security are called you are at risk of losing your entire deposit of £750 and possible eviction.
