Annies Barn is nestled just behind Rowan Farm in picturesque Fitzroy Falls. It is perfect if you are looking for a farmstay or country getaway with the benefit of being close to all the amazing towns the Southern Highlands has to offer. Cosy and charming, you will have everything you need for a relaxing stay!

Where will I be?
Annies Barn is located in the hamlet of Fitzroy Falls, equi-distant from Kangaroo Valley and the towns of the Southern Highlands (Burrawang, Robertson, Moss Vale, Exeter, Berrima, Bowral). If you are attending a wedding at The Bungalow or Mali Brae, Annies Barn is a great option to consider for accommodation. You can drive anywhere from here, or just stay put and enjoy the tranquility of Fitzroy Falls and its stunning walks, escarpments and waterfalls!
Why choose Annies Barn?
Annies Barn sits behind Rowan Farm and is set on beautiful acreage. Llamas, sheep and chickens all live on the farm and you are welcome to visit them - you can even collect your own eggs for breakfast! Sit on the rear deck and either enjoy your early morning coffee, or watch the sunset with a refreshing glass of wine.
If you would like family or friends to join you, take a look at Creek View Cottage, an accommodation option that sleeps four and is also on Rowan Farm.
How is the property laid out?
Annies Barn is all on one level and is studio style accommodation. To one end of the main room you have the living area with a couch, TV and the fireplace. The other end has a king bed and a bathroom with a walk-in shower, toilet and washing machine and dryer. The kitchenette is equipped with a fridge, microwave, cook top, kettle and coffee machine that is compatible with Aldi Kaffee pods.
WiFi, Internet, Netflix, or Pay TV - will I have it?
Complimentary WiFi is available and a password will be provided in your pre-arrival email. The property also has a wall mounted smart TV in the living room.
Please note that neither Property Manager nor the owner can guarantee 100% that WiFi will work, and no compensation will be payable if problematic. If WiFi is important, please therefore always have a back up plan.
What about outdoors?
If you are looking to sit and relax outside you will find outdoor seating and a firepit that you are welcome to use. If you would like to go exploring, you are welcome to take a look at the paddocks to the rear of the house, or wander through the vegetable garden (feel free to take any herbs you may need for your dinner) and gather eggs from the chicken coop. Please note there is no BBQ at Annies Barn.
Staying warm or keeping cool?
There is reverse cycle air conditioning to keep you cool in summer and warm in winter. There are also two heaters. The fireplace is perfect for those crisp evenings! Please note that guests need to bring their own firewood for the fireplace.
What about sheets, towels and other supplies?
Annies Barn supplies all bed linen, sheets and bath towels.
Parking for cars, etc?
Annies Barn has open air parking for 3 cars.
Is my dog or cat also welcome to stay?
Pets are welcome at Annies Barn subject to the following rules:
- The property is pet friendly but not between start of September to end of October when it is lambing season on the farm
- If you go into a paddock with livestock, or near the free range chickens, we ask you to keep your dog on a leash
- There are no fenced areas for your dog. Please only stay if you are able to control your pets!
- Clean up after your pet
- Please do not allow dogs on the furniture
Wildlife
Please note that due to the nature and location of this property, wildlife may be about including possums, kangaroos, ants, spiders, bees, wasps and even snakes. We do whatever we can to keep the property safe, however we cannot guarantee that you will not see any wildlife at the property. You must book the property knowing that the possibility of encountering wildlife exists, and you must take care during your visit if walking around the property - please.
What are the minimum stay rules?
- Summer Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights
Are there any special Summer Season rules?
Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
