Payment & Cancellation - 90 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.

- The tropical gardens and beachfront decking are right next door to the Kupuri Beach Club with beach access. Construction currently taking place nearby pauses during the holidays and resumes in January 2025.
- The main home is set back in a quiet private area of this enormous property that spans 3 extensive plots. It takes about 4 minutes to walk from main home to the beachfront.
- You need to cross a quiet road that is not frequently transited to reach the lower section and gardens of this estate where the two casitas are located.
- A mezzanine-lounge with full bathroom can provide additional sleeping arrangements for 4 guests on single sofa beds upon request.
- Children’s bunk bedroom does not have a TV.
- Please note that Club Punta Mita Premier Membership grants access to areas that are otherwise restricted; fees, rental charges and costs for services and consumption may apply.
- In addition to Punta Mita’s beach clubs, including the Kupuri Beach Club nearby, Kupuri villas like this one can access a private area of beach which has a cabana and lounge chairs for the exclusive use of Kupuri owners and guests. While no services are provided here, it is great for picnics.
