The Neighborhood

Located on a quiet, peaceful road in a nice residential area. There are pubs, restaurants, and shops within a short walk of the flat and the lovely Hylands Park is right around the corner too. Queen’s Hospital is approximately a 10 - 15 minute walk away as well. The fabulous Chase Nature Reserve is close by. Lots of people choose to stay in Romford when visiting London as it represents great value and is still very handy. It only takes 30 minutes on the train to get to the very centre of London. The station is a 10-minute walk away from the flat.

Payment and Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

House Rules

  • I want to make sure you have a pleasant, hassle-free stay! To ensure you have the best experience possible and to maintain the property and the good relationship with the community, here are additional house rules:
  • • Lost keys or forgotten keys incur a replacement fee; the minimum charge is £150
  • • Any type of illegal activity is strictly prohibited
  • • Unauthorized early check-in and late check-out charge is £250 plus the equivalent amount of the night(s) impacted
  • Please note that I offer two options for handling the security deposit for your stay:
  • 1. £500 Security Deposit: This deposit is refundable upon check-out, provided no damages are incurred during your stay.
  • 2. A £35 Non-Refundable Damage Waiver: Alternatively, guests can opt for a damage waiver provided through a Waive It. This waiver offers protection during your stay, offering you peace of mind without the upfront deposit.
  • Please follow the house rules to avoid additional fees and the security deposit charge.
