If you’re looking for somewhere special for a holiday or celebration weekend this impressive Georgian holiday home with a wonderful indoor/outdoor design and luxurious bedrooms and bathrooms, surrounded by gardens with a large drive and EV charger, is sure to fit the bill.
On the ground floor there’s a fabulous living/kitchen/dining room with a floating wood burner; a split-level drawing room/bar opening into the garden; and a TV room with a massive corner sofa and large screen TV, in addition to a boot room/study and utility room. A ratio of four bath/shower rooms to six bedrooms allows all guests a good degree of privacy. The ground floor bedroom with a double bed has a chic en-suite shower room and doors opening into the walled garden. A spiral staircase rises to the unique beamed bedroom with low ceilings and a double Futon bed, making this more suited to children.
Upstairs are three additional bedrooms, all beautifully decorated in calming colours. The main bedroom with en-suite shower room has a super king size bed; the other two have king size beds and are near the luxurious family bathroom, where light spills in through the sash window. Finally, the sixth bedroom is a fun filled room for children with bunk beds, books, toys and games, plus a colourful en-suite where they can wallow in the bath.
The Limes sits back from the road behind a high hedge with plenty of room on the gravel drive for six cars and a massive garden stretching behind the house with a wildflower meadow, a beautiful walled garden with raised beds supplying you with fresh herbs and grassed area with a sunken trampoline to keep the little guests happy, (weather permitting!). Perhaps the best feature is the fantastic outside kitchen, equipped with a brick BBQ, pizza oven and even a sink, well positioned near the refectory-style table and benches sitting under a pergola - idyllic for lazy lunches and evenings under the stars.
Benhall, on the Suffolk Coast, is less than 15 minutes’ drive from both the picturesque seaside town of Aldeburgh with its colourful houses and interesting shops; and the magical holiday village of Thorpeness with the boating pond and popular Inn. There’s so much to explore in this area of outstanding natural beauty including walks, cycle routes and golf courses, as well as many traditional country pubs where you can enjoy excellent Suffolk produce.
SUMMARY OF BEDS
Ground floor: King with en-suite and galleried king above
First floor: Super king with ensuite shower room, 2 additional kings, 1 family bathroom, 1 bunk beds with en-suite bathroom. Effectively beds sleep 12 guests but the galleried room isn’t ideal for adults so we market the property as sleeping 10 only and that bed won’t be made unless requested in advance.
GROUND FLOOR
You know you’re going to have a wonderful stay as soon as you step into the entrance hall with stairs rising to the first floor landing, the drawing room to your right, family room to your left with double suite and galleried bedroom beyond, and the sociable open-plan kitchen ahead of you.
KITCHEN/DINING LIVING SPACE
Light floods into this stunning room, cleverly designed for socialising with friends and family with a dream kitchen, living area with an expanse of sofas along one wall; bar seating; and a handsome dining table for long leisurely lunches. A wall of sliding doors opens to the garden for easy indoor/outdoor living and the underfloor heating and floating wood burner make this a cosy place in cooler months too.
The kitchen has a Mercury cooker with two ovens and a warming drawer plus five ring induction hob and extractor above. There’s a massive Fisher and Paykel double fridge with ice dispenser and deep drawer freezer, Panasonic Inverter microwave hidden in the larder cupboard, a Creatista and a Nespresso Creatista Plus coffee machine with milk frother (please bring your own pods).
One side of the room is simply for relaxing in with bench seating stretching along the wall with a window seat and corner TV, as well as three basket bar stools to perch on beside the kitchen worktop whist sipping a G&T, or space for the kids to be creative using the bar counter as a worktop.
Stretching in the sunshine by the windows is the bespoke ash farmhouse-style dining table with four benches giving seating for all ten guests.
FAMILY ROOM
Perfect for chilling on the generous corner sofa with a movie on the large screen TV with Sonos sound and a fire in the wood burner.
DRAWING ROOM/BAR
To the right of the front door, this elegant room is divided into two with an ornamental central fireplace and steps down either side to the lower bar area with a drinks cabinet (bring your own booze!), iconic jukebox (sorry, now retired and not operational) and French doors to the garden. The upper area is casually furnished with footstools and chairs.
CLOAKROOM
Off the kitchen with WC and wash basin.
STUDY/BOOT ROOM
For those needing to do a spot of work there’s a long bench giving plenty of space to spread out. There’s also bags of storage here for push chairs, dog beds etc and an additional small fridge and a door to the walled garden with herb beds.
UTILITY ROOM
Ultimate in convenience with a washing machine, dryer and butlers sink.
GROUND FLOOR SUITE (Bedroom five)
Step down from the family room into this unique bedroom with brick floor, pebble dash walls, double doors opening to the walled garden with a voile curtain (you may need to use an eye mask for sunny summer mornings!) and a spiral staircase. There’s a Welsh dresser and corner cupboard for storage and the double futon bed positioned so you can wake to the sunrise.
SHOWER ROOM
Before you get to the sliding bedroom door, this chic wet room has a rain shower, WC, wash basin and towel rail (towels are provided).
GALLERIED DOUBLE BEDROOM (Bedroom six)
An exceptional room up the spiral stairs with upright beams, a low ceiling (making it more suited to children than adults, although be mindful of the spiral staircase) and views of the garden. Simply furnished with a double futon bed.
FIRST FLOOR
Wooden stairs rise to the first floor where the main bedroom sits to the right with bedrooms two and three at the back. Three stairs take you down to the luxurious family bathroom and the kids bedroom with a fun en-suite shower room.
MAIN SUITE
The super king-size bed takes pride of place in this majestic room with a sash window overlooking the garden. Built-in wardrobes give ample storage with hanging space, shelves and drawers; as well as a chest of drawers, and there’s a bench and poser tables with pendant lights positioned on either side.
SHOWER ROOM
A loo with a view over the sedum roof garden! The large shower cubicle has both fixed and handheld showers and there’s a wash basin, WC and heated towel rail.
BEDROOM TWO
Decorated in restful sage green tones, this big bedroom with its original ornate fireplace overlooks the drive at the front and the garden to the side. Furnished with a king-size bed with a wicker headboard, bedside tables and a retro chest of drawers.
BEDROOM THREE
Also at the front of the house with an attractive fireplace, this is another generous bedroom with a king-size futon bed, bedside tables and a massive chest of drawers.
MAIN BATHROOM
Soak in the luxurious bath with copper taps or under the rain shower with natural light from above in the designer shower cubicle. To complete the exquisite features, there’s a La Chapelle wash basin WC, and heated towel rail.
CHILDREN’S SUITE (Bedroom four)
A real treat for little guests with their own en suite, sturdy bunk beds, and plenty of books, toys and games to keep them occupied.
EN SUITE BATHROOM
Colourful and fun with a rain shower over the bath, a handheld wand (ideal for hair washing), a wide basin under the skylight, a WC and a heated towel rail (all towels provided).
OUTSIDE
The Limes is in an idyllic spot surrounded by private land with a gravel drive sweeping up to the front door, ample parking and an EV charger. The garden wraps around the house with a large patio outside the glazed kitchen doors and a path leading to the seating area with the long table flanked by benches, shaded by a pergola, so you can enjoy the peaceful surroundings and bird songs. The sunken trampoline and swing will provide hours of fun.
An amazing walled garden with raised beds, filled with herbs which you’re welcome to enjoy, sits at the side of the kitchen accessed from the study/boot room and the ground floor double room.
