This cozy haven offers full bathroom and bedroom on the main floor, a large deck to take in the views, and a new gas fireplace for instant ambiance and heat on cold wintry days. On the second floor there are 3 bedrooms, a full bath and a private upstairs deck to view the gorgeous scenery. Please note we do not move, cancel or provide refunds or credits for any reason, including COVID, poor air quality, road conditions, road closures and weather conditions.   If you think you may need to cancel for any reason, We highly suggest you PURCHASE TRIP INSURANCE or BOOK CLOSER to your travel dates. **** Like most homes in Tahoe, this home does not offer air conditioning After you book, you will be asked to e-sign another rental agreement which protects our home from guest damages. MINIMUM AGE FOR RENTAL. The minimum age to rent the Property is 25 years of age. All guests under 25 years of age must be accompanied by an adult over the age of 25. Homes in the Tyrolian Village community do not have trash collection service or "bear boxes" and all trash must be taken to the community trash and recycling center 0.3 miles away. WE DO NOT PROVIDE INCLINE VILLAGE BEACH PASSES Please note outdoor furniture and full use of the deck may not be usable during winter months due to heavy snow. Our property does not have space to accommodate RVs or fifth wheels. Parking of these vehicles is not permitted in the driveway or on the street, in accordance with local regulations and HOA rules. Note on Map Distances and Beaches: The platform automatically generates distance estimates (e.g., "5–10 minutes to the lake"). These are not added or controlled by us as the host. Some of our properties are located close to Incline Village’s private beaches; however, access to these beaches is restricted by IVGID (Incline Village General Improvement District) and is only available to property owners. Unfortunately, we are unable to provide guest access to these private beaches. We kindly ask guests not to leave negative reviews for lack of lake access, as this is clearly explained in our listing’s notes section and is outside of our control. This property strictly accommodates up to 4 guests only. Booking for 4 and arriving with more exceeds our maximum occupancy rule and is not permitted.
