Welcome to The Ledges Estate! Our 5 Bedroom, 4.5 Bathroom Mountain Home boasts quality in every corner. With 2 Living rooms, an outdoor entertainment area, "kids den" and plenty of games, there is always something to stay entertained. Hang out on the outside deck and watch TV or out by the fire pit and make some smores with the family. Located only 5 Minutes from Attitash Ski Mountain, hiking and water activities, our home is the perfect jumping-off point for any season in the MWV!

Our home has 5 bedrooms and 4.5 bathrooms and is 4100 ft.². We are located off of Glen Ledge Road in Bartlett NH.

You will have access to everything and nothing is shared.

Payment & Cancellation - 90 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 90 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
  • For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.

House rules

  • Our rules are pretty simple. Treat our home as if it was yours.
  • - Guest making the reservation must be over 25. All guests must be over 25 if not part of a family. This is non negotiable. Please do not book if everyone in your group is not 25+ years old.
  • - No smoking in the house
  • - No fireworks or other illegal activities
  • - The number of guests requested on the booking is the max amount allowed to spend the night.
  • - A rental agreement may be provided with more specific rules and information.
  • - Quiet time is from 10pm-8am (inside and outside of the house)
  • - NO loud music or noise will be tolerated
  • - Respect the neighbors
