Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.

- AFTER HOURS EMERGENCY:

- CHECK-IN AND CHECK-OUT TIMES:
- The property is available for guest check-in at 4:00 PM on the specified Date of Arrival. Check-out Time is at 10:00 AM on the specified Date of Departure. If Guest has not vacated the property by the Check-out Time, without approval from property manager, Guest will pay the daily rate divided by 10 for each additional hour after 10:00 am until Guest has vacated property. If you need an earlier check-in or check-out time, please contact us to see if it is possible.
- CONDITION OF PREMISES:
- This property is privately owned. Should any major equipment or appliance malfunction, deficiencies shall be corrected as soon as possible during normal business hours. There will not be any refunds or adjustments. Please report all maintenance problems to the Property Manager right away, Yen Upson (808) 639-9445.
- PARKING:
- Kindly park inside the garage and close garage door at all times.
- CLOSING UP THE HOUSE:
- All windows, screen windows and doors closed and locked making sure that they are snapped closed tightly
- All lights off, A/C, fans and TV off
- Make sure the outside Jacuzzi is turned off
- Be sure to lock the front door
- Be sure that both gates are locked
- CONSERVE ELECTRICITY:
- The cost of electricity is extremely high on Kauai. Please help conserve electricity by shutting off the AC (when not in use), unused appliances, fans, lights etc. Please do NOT change any setting in the freezer of refrigerator.
- AIRCONDITIONING:
- Please try to keep the AC temperature to 75 degrees. Always make sure that the bedroom doors as well as living room doors are closed when the AC is in use.
- DISHWASHER:
- Please make sure to use the correct dishwasher pods for the dishwasher. Otherwise, regular dish soap will clog, may cause flooding and destroy the machine. Kindly hand wash all the knives.
- FOOD:
- Keep all food and drinks in the refrigeration or very tightly wrapped and stored.
- FURNITURE:
- Please do NOT move any furniture around to avoid damaging floors or furniture. Also, please use caution when eating or drinking near any furniture, upholstery, or bedding. Please do not put any wet clothes, bathing suits on the furniture or balcony and/or lanais rails. Interior furniture is to be used ONLY INSIDE. Moving furniture is discouraged. When moving dining chairs or bar stools, please be careful to avoid floor damage. Use lanai furniture on lanai only.
- SHOES IN THE HOUSE:
- It is a tradition in Hawaii to remove your shoes before entering a home. Kauai red dirt is very difficult to remove. We appreciate your attention. Kindly leave your shoes outside. Mahalo!
- SAND:
- Please leave it outside! Please shake out all of your towels and sandy clothes. Please rinse off by the outside shower.
- BEACH EQUIPMENT:
- Beach chairs, cooler and an umbrella is located inside the garage. Please rinse and return after each use.
- BEACH TOWELS:
- Please use on the beach towels for the outside. They are located in the laundry room. Remember to bring them back in after car trips and beach visits. Please keep white bath towels inside the home.
- NO SMOKING:
- Guest agrees that there is to be no smoking in the unit, on any lanais, or on the property during occupancy. Guest will be responsible for any damage to the property caused by cigarettes and/or cigarette smoke.
- WASHER AND DRYER:
- Please use with care. NEVER put sandy towels or shoes in the machines. This can result in damaging the machine. Please make sure the lint trap is cleaned after each dry cycle.
- Please do NOT sit on bedding or furniture with wet suits and do NOT place towels on the furniture – they stain and cause mildew!
- HOUSEKEEPING:
- This property is cleaned prior to Guest’s arrival. Fresh Linens and towels are placed in the apartment along with a starter supply of soaps, shampoos and paper products. Additional supplies that may be needed shall be the responsibility of the Guest.
- Please use cutting boards and not kitchen counter when chopping food.
- Suntan oil is almost impossible to remove from carpets, upholstery and linen. Please exercise care.
- Mid-stay cleaning(s) is required for extended rental periods at Guest’s expense. Daily maid service is available for a fee upon request.
- PAPER PRODUCTS and BATH AND KITCHEN SUPPLIES :
- We provide your villa with a starter kit of necessities. Additional supplies that may be needed shall be the responsibility of the guest.
- Refillable Bottles of: Shampoo, Conditioner, Body Wash
- Starter kit of 3 Toilet Paper per bathroom, Tissue Box, Laundry Soap, Dryer Sheets, Dish Soap, Dish Scrub, Dishwasher Machine Pods, 2 Paper Towels, Hand Soap, All Purpose Kitchen Spray
- ***Please note that we do not provide condiments or spices. If you wish to have your rental home pre-stocked with groceries and other necessities, please let us know ahead of time and we would be more than happy to arrange this service for you. Pre-stocking will charged at an hourly rate of $75/hour plus the cost of the groceries.
- HOUSEKEEPING SERVICES:
- Mid-Stay Cleanings are required for stays 10 days or longer. This fee is paid for by the guest at the time of the reservation. We do not offer daily maid services.
- SPILLS:
- Please clean up immediately! If on linens, pillows etc. – Please wash asap to avoid stains.
- NEIGHBORHOOD:
- Please be thoughtful of neighbors, please keep music, noise etc. to a minimum from 9pm to 8am.
- CHICKENS, CATS OR DOGS:
- Please DO NOT FEED or bring any animals in the home regardless of how adorable they look. They can create a flea problem and professional de-fleaing start at $200.
- **** Please do NOT feed the cats or chickens etc. they ruin our yard and cats can bring fleas and we don’t want them hanging out in our outdoor furniture.
- YOUR SAFETY AND SECURITY:
- When leaving the home unattended, or during the night, please close and lock all windows and doors. Be cautious with your personal belongings at all times.
- IMPORTANT ASSOCIATION RULES:
- Vehicles that are parked on the road shoulder overnight (after 10pm) will be subject to the Barnacle parking enforcement device. I'm sure by now, you are all familiar with the device as we have been using it in high traffic areas for a few years (Queen's Bath).
- The Barnacle attaches to the vehicle's windshield and requires a $150 payment to release the device. By utilizing the Barnacle on the road shoulders, we increase the effectiveness of attaching the violation to the appropriate person. Otherwise, if a vehicle parks on the road shoulder across the street from their house, the violation may not be applied to the proper account.
- Noise Nuisance Violation
- The noise rule states:
- Section 20. NOISE NUISANCE
- A. The Declaration provides that “No noxious or offensive activity shall be carried on upon any land in Princeville at Hanalei, nor shall anything be done thereon which may be or may become an annoyance or nuisance to the neighborhood.”
- B. Noise sources which may constitute an annoyance/nuisance include, but are not limited to: boisterous activities, incessant animal noise, musical instruments, audio equipment, televisions, unmuffled or inadequately muffled motor vehicles, public address systems, spa/pool activity.
- C. Nuisance noise is defined as being excessively loud at the property line of the nearest neighbor.
- $150 for noise violations that occur between 7 am and 10pm.
- $300 for noise violations that occur after 10 pm and before 7am. If the noise continues, each violation fine will be $500 and can be applied every half hour.
- ***Any fines for violations of these house rules will be charged to the Guest.***
- House Rules from Nihilani Homeowner’s Association:
- Welcome to Nihilani! We hope your stay here is enjoyable. As residents, you are required to follow the same “House Rules” as full-time residents.
- PARKING/VEHICLES:
- A. All vehicles are to be parked within their garage. No parking is allowed in the auto courts, streets or grass area. Garage doors must be kept closed except when entering, exiting, or unloading.
- B. Guest parking areas are strictly for guests to Nihilani. The parking in front of the pool/mailboxes is limited to 15 minutes only for residents to pick up their mail. Please see the site manager if you need a parking
- exception.
- C. Please abide by the speed limit within Nihilani, being 10 miles per hour.
- HOUSING UNITS / NIHILANI GROUNDS:
- A. No recreational sports in common areas, streets, or auto courts.
- B. Skateboards, bicycles, roller skates, roller blades, etc. shall not be ridden within Nihilani. Bicycles can only be ridden directly from your condo to the exit and upon return directly back to your condo. Given the narrowness of the streets, the Board recommends that, for your safety, bicycles be walked out and into Nihilani.
- C. The owner of a condo may designate it as non-smoking. Smoking on the lanais shall not interfere with the rights of others living in your building. There is no smoking within the pool/spa area.
- D. Loud and disturbing noises are not allowed. Quiet time in all of Princeville, including Nihilani, is from 10:00 p.m. to 8:00 a.m.
- POOL & SPA FACILITY:
- A. Pool hours are 9:00 a.m. to 9:00 p.m. People in the pool after 9:00 p.m, when it closes, will be removed and the owner of your unit where the person is staying will be fined.
- B. Quiet time in the pool/spa is 6:00 p.m. to 9:00 p.m. Any loud noise is not allowed.
- C. There is no lifeguard at the pool or spa areas. Any person using these facilities does so at their own risk and assumes all liability for any injury. Younger persons without adult supervision must be water safe.
- D. Do not open the pool gate for others. If they reside here, then they should have a key. Please keep the pool gate closed.
- E. Glassware or other breakable items are not allowed in the pool/spa area.
- F. Inflatable mats, inner tubes, boogie boards, balls or toys of similar nature, etc. are not allowed in the pool/spa. Swim aids or vests for non-swimmers are allowed.
- G. The spa is for relaxation only.
- H. The following activities are not allowed in the pool/spa area: jumping off rocks/waterfall; intoxicated people, profane language; diving in pool; Marco Polo or other games that create loud noise; yelling and screaming; and running on pool/spa deck or walkways. We understand young people get excited and occasionally yell or scream but constant yelling and screaming is not allowed.
- I. Owners shall not feed or offer food to any feral animals or to leave food unsecured in a manner that makes the food available to feral animals. Feral animals include, but are not limited to, cats, pigs, chickens, dogs,
- etc...
- J. Do not hang swimwear, clothing, or towels off of lanai.
- TRASH RECEPTACLES:
- A. All trash must be bagged and secured. Cardboard boxes must be
- broken down and placed neatly in trash enclosure slot. Recyclables
- (glass and plastic only) in labeled trash cans. Hours of disposal are from
- 8:00 a.m. to 9:00 p.m.
