Spacious apartment with 2 bedrooms, 2 bathrooms and a panoramic balcony that can accommodate up to 6 people. Partially refurbished in 2019, it presents a clever combination of classic and modern Tyrolean style, to experience the mountains at their best. The property consists of 2 double bedrooms, one of which has a single sofa bed, a bright living room with a single sofa bed and access to the balcony, 2 bathrooms with shower and bidet, a separate kitchen and a balcony with panoramic views of the Dolomites. The separate kitchen is well equipped and features a dishwasher, hob, oven, coffee machine, cooking utensils, crockery and cutlery. You can enjoy the wonderful Sassolungo and the impressive Sella Massif from the south-facing balcony. The apartment is located on the second floor and is only accessible via stairs. Wi-Fi, linen and towels are provided free of charge. Important information: According to recent provincial law this apartment can accommodate a maximum of: - Adults (from 14 years): 6 - The remaining beds can only be occupied by children up to 13.99 years of age at the time of departure Please note that this law is subject to strict controls by the competent authority and violation of it results in substantial fines. For this reason, no exceptions will be possible under any circumstances. Chalet Zirm offers lovely Tyrolean-style apartments in a sunny and panoramic location, just a few minutes’ walk from the centre of Santa Cristina in Val Gardena. The combination of its panoramic position and strategic location for the centre and the ski lifts makes it the ideal starting point for all kinds of activities, both in summer and winter. The centre of Santa Cristina in Val Gardena is approx. 500 metres from the house, where you will find the first shops, supermarkets, bars, restaurants and the bus stop. In winter the location is particularly advantageous, as the ski bus to the Col Raiser and Gardena Ronda lifts, which connect you to the Sellaronda, in the Dolomiti Superski ski area, stops directly in front of the house. For the return journey, you can get there on skis up to just over 100 metres from the house. The Tieja children’s ski camp, on the other hand, is approx. 300 metres away. In summer, you will have the first mountain trails right behind the house. The free summer bus stops right in front of the house and will take you easily to the Col Raiser ski lift (5 minutes on foot), the centre of St. Christina and also the centre of Selva, avoiding the uphill walk. For comfortable walks, the little train passes approx. 300 metres away, allowing you to discover the whole of Val Gardena on foot or by bike. A few minutes’ walk away you will find two public playgrounds, to the delight of your children. Casa Zirm boasts a particularly sunny position, as it has a magnificent communal garden, facing south, where you can admire the majestic Sassolungo and the imposing Sella massif. Pets NOT allowed. The house has various comforts such as 1 outdoor parking space per apartment, shared washing machine (on request and against payment), ski room with boot warmer, Wi-Fi, linen and towels free of charge. Check-in: 15:00 - 19:00 at Property Manager office in Via Arnaria 9A, Ortisei Some houses have remote check-in at the house with code access, we ask you to contact us about this at least 48 hours in advance to check if the house you have booked is among them. Check-Out: In person from 8:00-9:00 at Property Manager office in Via Arnaria 9A, Ortisei (except houses with code access) Not all houses allow pets. To avoid misunderstandings, we ask you to inform us by separate mail if you intend to bring them with you. In houses where pets are allowed, there is a surcharge of € 15.00 / animal / night. Baby cot, high chair and cot rail are available for a fee and must be booked in advance. Check-In after 7 p.m. only possible with prior notification by 6 p.m. day of arrival and upon submission of required documents and payment of tourist tax + extras by credit card for check-in Heating is on from October to April (during this period the heating is not on if the outside temperature exceeds 15°c or if the inside temperature reaches or exceeds 21°C) Charging of electric vehicles or other storage devices not permitted, unless otherwise stated in the advertisement. If allowed, it is available only after reconfirmation by Property Manager and at a variable extra cost. In case of wasted electricity, gas or other utilities there is an additional cost (e.g.: lights on all day in the absence of guests, heating running with open windows). It is duty of the guests to open the windows at least twice a day, once in the morning and once in the evening, for at least 5 minutes each, to let humidity exit the apartment and avoid mold formation. If this rule is not respected and mold is found upon departure of the guests, costs to restore the apartment integrity will apply. Due to the geographical location, Wi-Fi may be interrupted or slowed down, so this service is not always guaranteed. The house is not equipped with foodstuffs such as cooking spices or various consumables such as shampoo, soap, etc... Any consumables present are intended only as a welcome kit and will not be refilled during your stay. The payments required to enter the flat are the tourist tax + pre-authorization through SWIKLY of the security deposit by credit card of 500€. If not previously agreed, the physical keys, the benefit card and other accessories provided at check-in are to be returned to the Property Manager office in Via Arnaria 9A in Ortisei, otherwise 50€ will be charged for key collection. The final cleaning amount covers a standard cleaning only. It does not include the washing of the dishes and the removal of trash from the apartments to the indicated spots. Therefore, excessively dirty apartments, dishes not washed, and trash not removed will be amended with a variable extra fee, basing on the entity of the working hours surplus.
