Our cozy ranch can’t wait to welcome you! Our 3 bedroom, 2 bathroom can sleep up to 8 people and is located mins from Boyle Park! You’re about 10 mins to the Little Rock Zoo, Hospitals, the University of Arkansas at Little Rock, and the River Market District is only 15 mins away! The city is filled with art, history, and culture all while being surrounded by lakes and trails for you to enjoy nature! We can provide a soft place to land after a day of enjoying all that Little Rock has to offer!
Guests will enter the home though the front door with a digital door code. Once inside, you’ll see the living room with a sleeper sofa, large smart TV and additional seating. Directly past that is the dining area with two bench seats. The room is surrounded by original built-in cabinets to add to the cozy feeling of the space. On your right is the kitchen which is ready for any meal you’d like to make!

Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.
House rules
- SuitableForChildren,SuitableForInfants,PetsAllowed:petStayCharge,"(1) MINIMUM AGE: You must be at least 25 years of age to rent this property.
- (2) NO SMOKING: If our cleaning crew reports any signs of smoking cigarettes, vapes, e-cigs, pipes, etc. (smell, ash, etc.) in or around the home, an automatic $500 damage charge will be incurred. The same charge applies if cigarette butts are found outside of the home. If marijuana is smoked in or around the home a $500 fee will be charged, and details about the reservation may be turned over to the appropriate authorities.
- (3) NO PARTIES OR EVENTS. Parties are prohibited at the home. Other events are permitted at the home only with our prior approval.
- (4) QUIET HOURS. This home is located in a residential area. To be courteous to our neighbors, we ask that you respect quiet hours between 10 PM and 7AM. If you violate quiet hours and disturb the neighbors, we will cancel your reservation; you will be required to leave the property immediately and you will not be eligible for any refunds. We may monitor noise with exterior cameras and/or noise monitoring technology.
- (5) DAMAGE: You will be responsible for any damage to the home or its furnishings during your stay.
- (6) TRASH: Please bag all trash and place it in the bins provided. There is a $100 charge for third party trash removal if an excessive amount of trash is left at the property.
- (7) RELEASE: If an issue arises and guests request a refund, we will require guests to agree to a release before issuing a refund.
- (8) NO PETS POLICY: Pets are not allowed on the property or inside the home. If we are made aware of a pet on the property, a deep cleaning fee of $500 will be charged and guests will be required to depart immediately with no refunds given."
