The Space:
Entering the very private property you are welcomed by a lush garden with golden elm tree, ferns and impressive large cantilevered balcony providing shade over the pool side with plenty of outdoor furniture, including a dining setting for 8. Past the exceptionally large pool sits a charming garden with lawn area. Also available are a variety of games such as Grass Bocce, Hookey, Table Tennis, Darts, a variety of Planet Finksa and board games.
The front door opens into the downstairs lounge with elegant linen-upholstered couches, Smart TV with Apple TV and Chromecast, and large sliding doors that open onto the pool side deck. Adjacent is the laundry room with Miele washing machine and dryer, fridge and kitchenette. Beyond the downstairs lounge are 2 of the 4 bedrooms: the first with king bed, sliding door access to the deck and peaceful views onto the backyard; the second with two single beds; between the downstairs bedrooms is positioned a bathroom with a deep bath, shower, vanity, and toilet.
Access to the first floor is made either by the elevator or up a flight of stairs lit by a huge window framing the magnificent Moreton Bay Fig tree beside the house. The first floor opens to spectacular views and elegance with a beautifully joined hand-made redgum timber dining table with seating for up to 12 people, stylish soft leather couches around the fireplace and Smart TV with Apple TV and Chromecast; the open-plan kitchen with 15 foot ceilings is flooded in natural light by the celestial light well, and is fully equipped with tall breakfast bench, high-quality appliances including a stainless steel LG fridge and microwave, Miele dishwasher, 5-burner gas cooktop, two ovens, and coffee by a Bialetta or Nespresso coffee-pod machine.
The living area has a wall of glazing and sliding doors opening onto the upper deck dappled by light through the glowing golden elm tree, with 150 degree views of the sparkling waters of Port Philip Bay. On the deck is a dining setting for 12 and an electric Weber BBQ for lovely alfresco dining, pizza making or breakfast. Beside the open-plan living area is a study where you’ll also find a wine fridge and the sound system: a multi area Yamaha sound system that can be activated via Airplay for listening over the pool, balcony, kitchen, and/or lounge.
The house is supplied with luxury linen and towels and is fully heated and air conditioned by reverse cycle split systems for maximum comfort and wellbeing. The house is also designed to take advantage of sea breezes through large double glazed floor to ceiling sliding doors opening to bay.
The Pool is Solar Heated; this is effective in the warmer months of November to March. There is no real heating effect from approximately April to October because it relies upon the longer and warmer days for the solar system to effectively heat.
A portable cot, highchair, child safety gate for the stairs, and baby bath are also available for guests and their bubs.
No Schoolies or Party style bookings. If you book and disregard the above then we reserve the right to cancel the booking, or ask you to vacate the premises immediately, with full loss of your payment.

This charming seaside town is a favorite among both locals and visitors for its stunning beaches, therapeutic hot springs, and engaging outdoor activities.
The foreshore of Rye's bay beach is a family-friendly spot, perfect for swimming in the calm waters, sunbathing, or enjoying a leisurely picnic with a view. The clear blue waters and soft sands make it an ideal location for a day by the sea. For those seeking more excitement, the back beach presents a wilder side with its impressive surf and dramatic limestone cliffs, providing a stark contrast to the serene bay side.
A major draw to the area is the Peninsula Hot Springs, an award-winning natural hot springs and day spa destination. Nature lovers can explore the walking trails in the Mornington Peninsula National Park, where they can discover native flora and fauna, and perhaps even spot a kangaroo or two. The park's diverse landscapes, including coastal scrub and dunes, provide a beautiful backdrop for outdoor exploration.
Rye's proximity to other Mornington Peninsula attractions is another plus. Visitors can take a short drive to nearby wineries, where they can indulge in wine tasting and savor the region's fresh produce. The local markets and boutique shops offer a chance to pick up unique souvenirs and handcrafted goods.
The town itself exudes a relaxed coastal vibe, with a selection of cafes, restaurants, and eateries that cater to all tastes. Whether you're in the mood for fresh seafood, traditional Australian fare, or international cuisine, Rye's dining scene won't disappoint.
