The property is located on the Tuscan hills, near Pergine Valdarno and Arezzo, enjoying an extraordinary view of the surrounding woods and vineyards.
Surrounded by a large garden with lawn, the villa has a gazebo equipped with a dining table and barbecue, ideal for alfresco meals.
Among the outdoor spaces you will also find a private fenced pool (12 x 6 metres, depth 1.40 metres), open from 1st June to 30th September. The pool is equipped with parasol and sun loungers.
Moreover at guests’ disposal a private parking.

Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- Pets are allowed on request.
- Included in the price: Utilities (water, gas, electricity except heating); Internet Wifi; house, garden and pool maintenance.
- Excluded from the price: Final cleaning (300.00€); heating during winter months (5.00€/m3); extra single bed (for a maximum of 1 - price 100.00€). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).
- Security deposit: Customers are required to pay 300.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
