BEDROOM CONFIGURATION

Main Level Master - queen bed en-suite with double vanity sink and shower with private entrance from the pool. *Will be converted to a king bed.
Upper Main Master - king bed, soaker tub/shower combo
Upstairs Guest Bedroom - Two twin beds
Upstairs Bunk Room - twin on top of twin bunk bed (NOTE - Bunk beds will no longer be available after September 2025. This room will be converted to an office with a small sleeper sofa will be placed in this room).

POOL
Pool Heater Charges: The cost for pool heating is $100 per week, plus tax.
Pool Heating Schedule: Pool heating offered from October 1st to April 30th.
Temperature Setting: The pool heater is set to maintain a temperature of 80°F, starting at 9 AM daily for approximately 8 hrs/day.
Climate Considerations: In Northeast Florida, there are days during the winter months when air temperatures may not adequately support pool heating. Heat pumps are effective in climates where average daily air temperatures during pool season exceed 60°F. Please consider this climate information when booking, as it may affect swimming comfort during colder periods. Please adjust your expectations based on the regional climate and average weather temperatures before confirming your booking.
HOUSE RULES
Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this a lovely space to be enjoyed by our guests.
Primary Renter: Must be 25 or older.
Noise and Parties: Enjoy your vacation with lots of laughter and fun, but no parties, events, performing artists, DJs, or bands are allowed at any time. Keep noise to a minimum after 10 PM and be respectful of the neighbors at all times.
Occupancy: Do not exceed the maximum occupancy for the house (8) at any time.
Smoking/Vaping: No smoking or vaping. Evidence of smoking/vaping will incur a $500 additional cleaning charge.
Pets: Under NO circumstances are pets allowed due to homeowner allergies.
