Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- QUIET HOURS:
- Quiet hours shall be from 9:00pm to 8:00am, during which time the noise from the STVR shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area.
- PARKING:
- Guest vehicles shall be parked in the designated onsite parking area. Please be respectful of the neighbors and do not block driveways, sidewalks or mailboxes.
- USE OF PROPERTY:
- The STVR shall not be used for commercial purposes.

- GENERAL:
- The Owner is responsible for conduct of his/her guests and tenants. If an Owner is unable to ensure compliance with the Association's governing documents, including without limitation the House Rules, by his or her guests, tenants, the Owner will, upon request of the Board, immediately remove such person or persons from the Fairways, and the Board, the Association, the Site Manager, the Managing Agent and employees of the Association or the Managing Agent will not be liable for any lost rentals or other damages suffered by the Owner.
- Occupancy limits for rental units are (6) persons in a 2-bedroom unit and (8) persons in a 3-bedroom unit.
- Hanging of laundry on the lanais is strictly prohibited. No beach towels or the like shall be hung from anywhere on any lanai including the railings on the second floor of any unit and no dryer racks of any kind shall be used that are visible from the outside of the unit.
- No visible storage of items including but not limited to baby carriages or strollers, bicycles, canoes, kayaks, exercise equipment, toys, or golf carts shall be allowed on the lanai or front entrance way.
- No Smoking in all common areas
- Radios, televisions, sound systems, musical instruments or any other devices or instruments generating noise shall be maintained at a reduced volume between the hours of 10 p.m. and 8 a.m.
- Garbage Etiquette - All garbage must be enclosed in plastic bags and put into bins provided. ALL cardboard MUST be cut down and flattened. Only containers with the appropriate HI 5 recycling symbol can be put into recycling. No waste materials may be left outside the bins and containers provided.
- PARKING & VEHICULAR RESTRICTIONS:
- Owners, occupants and guests must register the model, color and license plate number of all motor vehicles, electric vehicles and golf carts that will be on the premises of the Fairways overnight. This information is to be submitted to the Site Manager.
- Owner occupied units (non-STVR): as there are 126 units at the Fairways and less than 126 surface parking spaces, please utilize your garage whenever possible. No parking pass is needed to park in your garage.
- Parking permits will be issued by the site manager for surface parking. Owners will be issued one (1) Fairways vehicle permit for use on the surface parking. If you use a surface parking space, please have your vehicle permit displayed on the front driver’s side dashboard.
- Owners of Short-Term Vacation Rentals: If you rent your unit and leave a vehicle in the garage, or otherwise not make available the garage for your tenant’s parking, please inform your tenants and on- island representative that your tenants will be limited to one vehicle, which can be parked in a surface parking space. Have your tenants pick up a Parking permit at the Fairways office. Parking permits should be hung from the rear-view mirror.
- Occupants and guests (including service providers) shall NOT park motor vehicles in front of their respective garages or anywhere within the courtyard area which is the paved area between the six garages.
- Temporary loading or unloading is permitted only when the vehicle is attended. Car washing is also allowed in the courtyard area.
- Any occupant who violates the parking regulations may have their vehicle towed at their risk and expense.
- Any Owner or any Owner having a tenant or guest or tenant’s guest who is found to be in violation of the House Rules will first be notified of the alleged violation and asked to comply with the House Rules. Failure to comply will subject the offender to a fine to be determined by the Board of Directors, which in determining the amount of the fine will consider the nature and severity of the violation.
- FULL POOL AND SPA RULES:
- Hours: 8 AM - 9 PM
- No lifeguards are on duty - Use at your own risk
- Access is limited to The Fairways owners and tenants who possess a valid pool key
- POOL RULES:
- • A cleansing shower before entering the pool or spa is required
- • Appropriate swim wear is required
- • Children under the age of 12 must be accompanied by an adult (18 yrs. or older) at all times
- • No inflatables are allowed in the pool except noodle, single sized air mattresses or child safety device.
- Other flotation devices are not be permitted in the pool.
- • No persons with open sores or communicable diseases are allowed in the pool or spa
- • Spitting, spouting of water, and blowing the nose in the public swimming pool shall be strictly
- prohibited
- • Swim diapers are a must for any child that is of diaper age
- • Accidents occurring in the pool must be reported immediately. The pool shall be immediately
- closed for cleaning in the event of an accidental fecal or vomitus discharge. All bathers shall be
- ordered to leave the public swimming pool until such substances are removed. The pool shall be
- disinfected before the pool is reopened for use
- SPA RULES:
- • NO child under the age of 8 is allowed in the spa (hot tub) Children 8 -12 must be
- accompanied by an adult present in the spa
- • Absolutely no inflatables are allowed in the spa
- • No persons with open sores or communicable diseases are allowed in the spa
- GENERAL RULES:
- • No running, rock climbing, gate or fence climbing. No propping the pool gate open
- • No diving allowed
- • No glassware or bottles
- • No smoking
- • No music without headset
- • No pets
- • No bikes or skateboards
- • Return patio furniture to its original position on the pool deck after use
- • Be sure to pick up after yourself, securing garbage in the proper receptacle
- Violation of any of these rules may result in the offender’s eviction from the pool or spa.
- It is recommended that you bring all you need with you, but if you must ship an item to your rental, do NOT use the regular USPS as it will not be delivered to the house. Only FedEx and UPS will deliver to the door. All other mail (including Amazon deliveries) will be delivered to the owner’s private locked mailbox. Elite and the Property Manager do not have access to the owner’s mailbox and are not responsible for retrieving any items delivered there. Please keep in mind that shipping services may be a lot slower here than on the mainland or elsewhere and items may arrive after you leave. We are not responsible for rerouting guests’ mail.
