Laburnum House is a stunning 3-bedroom pet-friendly villa in Vikramgad, just a short drive from Mumbai. Surrounded by 25 acres of picturesque farms, this private villa near Mumbai is a true oasis of tranquillity.
What truly sets this property apart is its unique setting, with over 2000 trees, including 300 cashew trees, 400 chikoo trees, and 200 laburnum trees (hence the villa’s name). Built by local artisans, the home is a true treat for the eyes and mind. With a private swimming pool, verdant lawns, a gazebo, indoor and outdoor games, barbeque, and a bonfire, there’s something for everyone to enjoy.

Things To Know
Payment & Cancellation - 90 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.
House rules
- -Outside food is not allowed in the villa.
- -Guests are not allowed to access the kitchen except for infants without prior permission.
- -Guests cannot invite other guests and day visitors during their stay.
- -Bachelor groups & stag parties are not allowed.
- -We do not encourage parties and late-night revelry. Loud music is not permitted beyond 10 pm.
- -Consumption of alcohol is permitted only within limits.
- -Illegal activities including but not limited to carrying/consuming drugs/narcotics and carrying firearms/weapons are prohibited on the property. Management reserves the right to report any such activities to local authorities.
- -Smoking within the villa/rooms is prohibited.
- -The pool (if present) is unguarded. There is no lifeguard on site. Children in the pool must be accompanied by adults at all times.
- -Guests are requested to take care of all personal valuables. Management is not responsible for loss, theft, or damage to any items.
- -As required by law, every guest above 18 years must carry government-approved photo ID proof showing address. We accept only Aadhar Cards, Driving Licenses and Passports.
- -Inappropriate behavior or violation of any of the above House Rules will invite a polite refusal to accept a Booking. Management reserves the right to ask guests to leave if they have already checked in.
