Independent Villa with 12 sleeps.
On the ground floor there are a living room with fireplace (decorative) and table for 12 people, satellite TV and stereo, a kitchen with microwave, coffee maker, toaster, dishwasher, oven and fridge, laundry.
On the first floor there are a kitchen with gas stove, oven, fireplace (decorative) and small terrace, a living room with phone and internet connection, three bedrooms, a double room, panoramic balcony. Three rooms have their own bathroom with shower, the fourth has a private bathroom with shower but it’s not ensuite.
On the second floor there are a a double room with private bathroom with shower outside the room, a double room with private bathroom with shower.
All double rooms can become double on request.

Swimming pool (6x12m) with night lighting system, dressing room, umbrella, gazebo with table, chairs and lounges in aluminum, shower, outdoor Jacuzzi, air conditioning in each bedroom, 25-hectare park with ancient oaks, cypresses and firs with inside a nature trail, a large garden of about 1 hectare surrounding the villa, parking, 2 mountain bikes, barbecue, outdoor dining area, solarium, five hours of play in the tennis court in Monterchi (2.5 km) , fishing in the private lake which is 500 m. from the villa, hike with the owner in the Tiber Valley, wine tasting in Montepulciano.

Transfers to and from airports, excursions, guided tours to the art cities, car rental, professional chef for breakfast, lunches, dinners or cooking classes, free wi-fi and phone usage, possibility of hunted pheasants, partridges , quails in reserve (reserved for guests with a hunting license), fishing opportunities to fly in the section of river north of Sansepolcro.
Prices include the consumption of water, gas, electricity, linen for bedrooms and bathrooms (linen is changed weekly), welcome buffet, wine tasting in the cellar (to be agreed at the time of booking), excursion with the owner to Valtiberina (to be agreed at the time of booking).
Final cleaning to be paid on the spot € 200,00.
Extras on request: use of the Jacuzzi on request (need to know before the day of arrival € 350,00 for the whole week to be paid on the spot), air conditioning on request € 0,80 per kw. , central heating 5 euro per cubic metre. Dog Upon request: 140 Euros a week.
On arrival guests must hand over a deposit of € 500,00 which will be returned to them at the end of their stay minus the cost of any damages incurred.
