One of the most unique homes you can find on Folly Beach, this retreat sits on a private nature lot that boasts a private salt lake, dock, and over an acre of land! Don’t worry about a long commute to the beach, as the beach access path is less than a block away for the surfers to get their fill of The Washout", a favorite local surfing spot. When you want to get a bit of fresh air and sunshine at home base, there is a large deck on the back of the home which also has a spiral staircase going up to a second deck landing. The deck right off of the living room and kitchen has a large custom-made picnic table that will seat all of your guests and overlooks the lake, making it a great spot for dining alfresco! The second-floor deck area has a love seat and chairs which usually has a nice breeze and is a great place for morning coffee or evening cocktails. Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.

- By booking this reservation, you agree to the additional policies, terms, and conditions below.
- UNIT SPECIFIC TERMS
- - Due to local laws or HOA requirements, guests must be at least 30 years of age to book. Guests under 30 must be accompanied by a parent or legal guardian for the duration of the reservation.
- - 2 dog(s), weighing 50lbs or less, are welcome in this home. No other animals are allowed without specific Property Manager approval.
- - The property shall not be used by more than the number of adults and children listed in your reservation.
- - All guests shall abide by Property Manager’s good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m.
- - If early check-in is available for your reservation, you will be notified by 9 a.m. on the morning of your arrival by email. Late check-out is offered whenever possible for a small fee.
- - No smoking of any kind is permitted anywhere on the premises.
- - No commercial photography or filming is permitted on the property. Tents or other structures may not be erected.
- - Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.

- - Due to local laws, regulations, or Homeowner Association rules, guests may be required to agree to additional terms of service. A signed paper contract is required to be completed and returned to Property Manager.

- DAMAGE WAIVER
- The total cost of your reservation for this Property includes a damage waiver fee (USD) with the following costs, plus tax if applicable:
- 0-0 bedrooms: $60 for stays 1-3 nights, $15 per night for stays 4+ nights.
- 1 bedrooms: $60 for stays 1-3 nights, $15 per night for stays 4+ nights.
- 2 bedrooms: $80 for stays 1-3 nights, $20 per night for stays 4+ nights.
- 3 bedrooms: $100 for stays 1-3 nights, $25 per night for stays 4+ nights.
- 4 bedrooms: $100 for stays 1-3 nights, $25 per night for stays 4+ nights.
- 5 bedrooms: $120 for stays 1-3 nights, $30 per night for stays 4+ nights.
- 6 bedrooms: $120 for stays 1-3 nights, $30 per night for stays 4+ nights.
- 7 bedrooms: $140 for stays 1-3 nights, $35 per night for stays 4+ nights.
- 8 bedrooms: $140 for stays 1-3 nights, $35 per night for stays 4+ nights.
- 5 or more bedrooms: $16 per night
- A discount may be applied for stays of 28 nights or longer if permitted.
- The Damage Waiver covers you for up to $2,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to Property Manager prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.
- How to Report Damage
- Please report accidental damage as soon as it occurs so we can assess and minimize the extent of the damages.
- Damage Waiver Additional Terms and Conditions
- The Damage Waiver only covers damage that occurs during the authorized rental period and that Renter or an authorized guest reports PRIOR TO CHECK OUT.
- The Damage Waiver does not cover intentional damage or damage caused by smoking, pets or other animals brought onto the Property, or criminal activity.
- The Damage Waiver does not cover damage to any structure other than the Property covered by your confirmed, non-fraudulent reservation.
- Renter is responsible for any accidental damage that exceeds $2,000. Damages for covered claims in excess of $2,000 or for uncovered claims will be charged to the Renter?s credit card.
- The Damage Waiver program is provided and administered by Property Manager and is not an insurance policy. The Damage Waiver does not provide liability coverage and does not cover vehicles or guest personal items.
- This property is managed by Property Manager LLC.
- WARNING AND ASSUMPTION OF THE RISK NOTICE

- RISK OF INJURY OR DEATH
- USE AT YOUR OWN RISK
- USE OF THE LAKE CARRIES RISK THAT MAY RESULT IN SERIOUS INJURY OR
- DEATH, AND UNSUPERVISED USE BY CHILDREN IS PROHIBITED. GUEST
- RECOGNIZES AND UNDERSTANDS THE INHERENT RISKS OF SERIOUS INJURY
- OR DEATH INVOLVED IN USING THE LAKE, INCLUDING BUT NOT LIMITED TO:
- ● ABSOLUTELY NO SWIMMING. The bottom of the Lake is covered in oyster
- shells which are extremely sharp and may cause grievous bodily injury or serious
- infection.
- ● THE LAKE SHALL NOT BE USED FOR ANY PURPOSE WHILE UNDER THE
- INFLUENCE OF DRUGS OR ALCOHOL.
- ● CHILDREN SHALL BE SUPERVISED AT ALL TIMES AROUND LAKE
- ● GUEST UNDERSTANDS AND AGREES THAT IT IS THE GUEST’S
- RESPONSIBILITY TO ASSESS THE HAZARDS PRESENTED BY USE OF THE
- LAKE AND AGREES THAT THE GUEST IS THE ULTIMATE JUDGE AS TO
- WHETHER THE GUEST CAN USE THE LAKE WITHOUT RISK OF HARM
- TO THEMSELVES AND/OR OTHERS.
- WARNING AND ASSUMPTION OF THE RISK NOTICE
- TOWER
- RISK OF INJURY OR DEATH
- USE AT YOUR OWN RISK
- USE OF THE TOWER DECK (the “TOWER”) CARRIES RISK THAT MAY RESULT IN
- SERIOUS INJURY OR DEATH. GUEST RECOGNIZES AND UNDERSTANDS THE
- INHERENT RISKS OF SERIOUS INJURY OR DEATH INVOLVED IN USING THE
- TOWER, INCLUDING BUT NOT LIMITED TO:
- ● THE TOWER SHALL NOT BE USED WHILE UNDER THE INFLUENCE OF
- DRUGS OR ALCOHOL.
- ● THE TOWER SHALL NOT BE USED IF TAKING MEDICATION OF ANY
- KIND OR BEING TREATED FOR ANY ILLNESS WITHOUT CONSULTING
- YOUR PHYSICIAN PRIOR TO USE.
- ● NO SITTING ON HANDRAILS OR CLIMBING ON THE TOWER.
- CHILDREN SHALL BE SUPERVISED AT ALL TIMES ON AND AROUND THE
- TOWER AND SHALL NOT USE OR PLAY AROUND THE TOWER WITHOUT
- ADULT SUPERVISION.
- ● USE OF THE TOWER, BY ITS VERY NATURE, CARRIES WITH IT CERTAIN
- INHERENT RISKS THAT CANNOT BE ELIMINATED REGARDLESS OF THE
- CARE TAKEN TO AVOID INJURIES.
- RELEASE AND INDEMNIFICATION
- RELEASE AND INDEMNIFICATION: GUEST agrees to irrevocably and forever release,
- waive, discharge, hold harmless, defend and indemnify OWNER for any and all claims,
- rights, causes of actions, demands, losses, damages, including but not limited to incidental,
- indirect, special, consequential, treble, and punitive damages, attorney fees, and costs, due
- to OWNER’S negligence or otherwise, for bodily injury, property damage, wrongful death,
- loss of service, or otherwise arising out of the use of the (1) Property, (2) lake, and/or (3)
- tower.
- GOVERNING LAW AND VENUE: THIS AGREEMENT SHALL BE GOVERNED BY
- AND CONSTRUCTED IN ACCORDANCE WITH THE LAWS OF THE STATE OF
- SOUTH CAROLINA WITH VENUE BEING IN CHARLESTON, SOUTH CAROLINA.
- SEVERABILITY: The undersigned further expressly agrees that the foregoing release,
- waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by
- law and that if any provision is held invalid, it is agreed that the balance shall continue in
- full legal force and effect.
- ACKNOWLEDGEMENTS : By signing this Agreement, GUEST acknowledges complete
- understanding and agreement that using the Property and/or participating in the activities
- relating to the use of the Property, GUEST does so at his own risk and agrees that OWNER
- shall bear no responsibility or risk associated with injuries or property damage arising
- thereof.
