Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.
House rules
- QUIET HOURS:
- Quiet hours shall be from 9:00pm to 8:00am, during which time the noise from the STVR shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area.
- PARKING:
- Guest vehicles shall be parked in the designated onsite parking area. Please be respectful of the neighbors and do not block driveways, sidewalks or mailboxes.
- USE OF PROPERTY:
- The STVR shall not be used for commercial purposes.
- Waikoloa Colony Villas is strictly a “NO SMOKING” property. Smoking is prohibited in all enclosed and unenclosed areas of the Colony Villas property, including balconies and lanais. There is a designated smoking area along the Colony Villas roadside across from Building 8. Please use the provided receptacle for extinguishing and disposing of cigarettes.
- Guests are to park their car in the garage or assigned stall #56/403 only.
- Please display your Parking Pass on the dashboard of your car.
- Please observe Quiet Hours from 10:00 p.m. until 7:00 a.m.
- Children must be supervised at all times and are not allowed to loiter in common areas.
- For health reasons, feeding the feral cats is prohibited.
- NO DRONES.
- Waikoloa Beach Resort prohibits the operation or use of unmanned aerial systems “UAS,” or drones, by anyone – including recreational users and hobbyists.
- For emergencies please call 911. Front Office hours are 8:00 a.m. to 4:00 p.m. Monday - Friday.
- After hours House Rule Violations please call Site Manager Ward Bolster 808-896-0442.
- POOL & SPA RULES & HOURS
- Pool and Jacuzzi Spa hours are 8:00 a.m. to 10:00 p.m. Hours are strictly enforced with 24-hour security cameras.
- NO LIFEGUARD ON DUTY.
- All persons using the pools and spa do so at their own risk.
- No glass or other breakable items are permitted within the fenced in pool & spa areas.
- Any introduction of rocks, sand or other foreign matter into the pool and/or spa will result in immediate eviction from pool and/or spa.
- Proper swimwear must be worn by all persons using the pool and spa. No topless/nude bathing, cut-offs or street clothes allowed.
- Only owners, guests and their visitors are permitted in the pool and cabana area. Guests or owners must remain with their visitors at all times.
- NO outside alcohol, coolers, or beverage containers permitted on the premises. (By order of Hawaii State Liquor Board).
- No intoxicated persons are allowed to use the pool and spa.
- No climbing over fences or rock walls.
- No running, pushing, scuffling or splashing of water (other than that accompanying normal swimming) is permitted. No jumping or diving off rocks.
- All children under age 14 shall be supervised by an adult at all times (Hawaii state law).
- Any person having any skin disease, open sore, inflamed eyes or communicable disease shall not use the pool or Jacuzzi.
- Infants and toddlers not potty trained are required to wear swim diapers in pool.
- As a safety precaution, the use of sunshades, umbrellas or other sun shading devices are not permitted at the pool, spa and surrounding area.
- No boogie boards, surfboards, scuba gear (other than masks, fins an snorkels) allowed in pool or spa. Soft floatation devices are permitted.
- Please clean up after yourself when you leave.
- THERE IS $100 CHARGE FOR LOST POOL/FITNESS CENTER KEY. FITNESS CENTER RULES & HOURS
- The Fitness Center is open from 7:00 a.m. to 9:00 p.m.
- The Fitness Center is not supervised. All guests shall use it at their own risk.
- Athletic shoes must be worn at all times when using the Fitness Center.
- Persons using the Fitness Center must bring two (2) towels; one to wipe down equipment and one for personal use. Equipment must be wiped down after each use.
- Children under the age of 12 must be under the supervision of an adult at all times while using the Fitness Center.
- THERE IS $100 CHARGE FOR LOST POOL/FITNESS CENTER KEY. TENNIS COURT RULES & HOURS
- Tennis courts are open from 7:00 a.m. to 7:00 p.m.
- All persons using the tennis courts must do so at their own risk.
- Usage is on a first come first serve basis. If other people are waiting, you must limit your usage time to one (1) hour, including warm-up time and breaks.
- Proper tennis shoes must be worn at all times when using the tennis courts; no street or running shoes.
- No food, glass or breakable items allowed.
- Tennis courts are for tennis only. No skateboards, skates, scooters, or bikes allowed on courts. Under Hawaii County Law, Rule 23-5, all occupants must abide by the following rules: (A) Quiet hours shall be from 9:00pm to 8:00am, during which time the noise from the rental shall not unreasonably disturb adjacent neighbors. (B) Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. (C) Guest vehicles shall be parked in the disunited onsite parking area. (D) The rental shall not be used for commercial purposes.
- Please do NOT send any mail by US Postal Service. Only FedEx and UPS will deliver to the front door. All other mail will not be able to be accessed.
- It is recommended that you bring all you need with you, but if you must ship an item to your rental, do NOT use the regular USPS as it will not be delivered to the house. Only FedEx and UPS will deliver to the door. All other mail (including Amazon deliveries) will be delivered to the owner’s private locked mailbox. Elite and the Property Manager do not have access to the owner’s mailbox and are not responsible for retrieving any items delivered there. Please keep in mind that shipping services may be a lot slower here than on the mainland or elsewhere and items may arrive after you leave. We are not responsible for rerouting guests’ mail.
