COMMON AREAS
- The living area is spacious and has more than sufficient seating space for all guests.
- The garden is huge - over 13,400 sq ft. - and is great for the group to hang out together.
KITCHEN
- The kitchen is equipped with a stove, basic utensils and condiments, refrigerator, microwave and water filter.
- Guests may use the kitchen for light cooking only.
FOOD
- Breakfast, lunch and dinner can be arranged at an additional cost.
GUEST ACCESS
- The guests have access to the entire villa and the garden.
- In response to the COVID-19 pandemic, guests will have restricted access to shared amenities.
INTERACTION WITH GUESTS
The host is present at the villa. Apart from there a well trained and responsible caretaker is present at the property to resolve any concerns and help you have a perfect stay.
STAFF ACCOMMODATION
We are unable to provide accommodation for your personal staff.
ACTIVITIES
Within the property, guests can enjoy indoor games such as Card games, Monopoly, Twister and Tambola.
Guests can go boating in the river.
HOUSE RULES
- Loud music is not allowed after 10 PM.
- Alcohol consumption is allowed.
- Smoking is allowed in the exterior areas of the villa only. Smoking indoors is not permitted.
- Pets are not allowed.

Once the capital of the Kingdom of Cochin, Ernakulam, is still a major centre for commerce in the state of Kerala. Cheppanam House, however, is in a laidback spot where greenery abounds, peace takes over and the coconut trees sway a tad more dreamily. - Swimming in the lake is not allowed.
- Stags are not allowed.
- WiFi, although it is subject to network availability at any given time.
- Mobile network such as Jio work fairly well here.
- The main house has 3 rooms out of which 1 room is occupied by the host of the property.
- Check-in time is 2PM. Check-out time is 11AM.
POLICIES
- The full payment must be made for your booking to be confirmed.
- The number of guests must not exceed the count mentioned at the time of booking.
- Only the guests who have been accounted for are allowed at the villa.
- All guests must be able to share valid ID proofs when asked. This could be at the time of booking, and also upon arrival.
- All foreign nationals must be able to share their passport and visa details prior to their stay.
- Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.
- Any commercial activity is strictly not permitted.
- A refundable deposit may be collected before check-in.
- This entire amount is refunded within five working days, provided the total number of guests does not increase and the check-out time is adhered to.
