Payment and Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation request, and (2) reservation request was made at least 10 days before arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with points: 100% of payment will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.
House Rules
- We ask that you please leave the home in the same condition as it was when you arrived. If any issues arise, please don’t hesitate to contact us.
- Please be respectful to neighbors and neighborhood.
- Check in is at 4pm, check out is at 10am.
- Quite hour starts at 10pm.
- Park in designated area only, dispose of trash properly.
- Wi-Fi is provided for your enjoyment; we do live in a small mountain town and internet is NOT guaranteed. Refunds for Wi-Fi issues will NOT be provided.
- We live in beautiful, wild, Colorado, expect all types of weather during your stay and always pack a jacket. Here in Pagosa we boast the most snow in Colorado. Should you visit during our winter months expect snow! Expect to drive in snow, walk in snow, and play in snow, refunds will not be provided because of weather conditions. (Unless previously discussed and authorized by Management.)
- If you book during winter months, be sure the vehicle you use has 4-wheel drive capabilities. Yes Really.
- We live at altitude, which means, drink water! Lots of it! Altitude sickness is very real and very not fun. Be sure to provide your body proper sustenance.
