This beautifully kept property sits on a large plot of land halfway between the towns of Modica, Ispica and Rosolini and enjoys far reaching views over the sea and the surrounding countryside. The relaxing panoramic views can be enjoyed from the large terraces and the exclusive salt-water swimming pool (without chlorine). The villa offers tastefully furnished and decorated rooms that include a living room with kitchen, two double bedrooms and two shower rooms, therefore ideal for 2 couples or a family. Outside there is also a further bathroom with shower. The property boasts a strategic position: the baroque towns of the Noto Valley, such as Modica, Ragusa-Ibla, Scicli and Noto, but also the lovely beaches of Pozzallo, of the Vendicari nature reserve and Portopalo di Capo Passero are all a short drive away.

Payment and Cancellation - 90 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) cancellation is within 48-hours of reservation request, and (2) reservation request was made 11 days before arrival.
Payment Policy:
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with points: 100% of payment will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.
House Rules
- Refundable Security Deposit: €500 to be paid cash upon arrival. | Included in rental: 3-hour weekly maid service; air conditioning (units in all rooms); midweek change of bath & pool towels; weekly change of bedlinen; welcome basket with breakfast items; WiFi internet; water/ kitchen gas/ electricity/ air conditioning consumption; cot and highchair; private parking inside the property; final cleaning; heating (units in all rooms). | Additional costs: a Local Tourist Tax may apply.
