Set in the unmistakable scenery of the green Tuscan hills of the Val d’Arno, is Villa il Magnifico, a welcoming old manor house that was a hunting lodge at the time of the Seigniory of the Medici. The recent renovation, accurately carried out by the owners, has provided the villa with unique comfort for its guests, trying to respect the typicality of its history. Particular attention has been paid to the use of the characteristic materials of the period such as the wooden ceilings with terracotta tiles, the floors in handmade terracotta of Impruneta, the typical fireplace in pietra serena or the beautiful round arch that divides the living room. Large elegant rooms embellished with refined furnishings, spacious welcoming bedrooms, a brightly-lit and well-equipped kitchen and a beautiful garden with private swimming pool, make this property the perfect destination for family reunions or for hosting large groups of friends wishing to spend a relaxing stay in a peaceful setting. Close to the most beautiful cities in Tuscany, the villa is surrounded by borghi of unique flavour such as nearby Reggello with its typical historic town centre, or the area of the balze, a natural area crossed by paths that wind along the foot of the steep crags with their characteristic yellow ochre colour. The outdoor spaces of the villa extend in a triumph of coloured flowers and areas dedicated to aromatic herbs, all surrounded by multicoloured hedges where guests can spend unforgettable moments in complete relaxation in the various set-up areas. Furthermore, its location, just a few kilometres from the motorway exit, allows you to quickly reach the main art cities of Tuscany: Florence, Arezzo, Siena, Lucca, Pisa and the characteristic villages of Florentine Chianti for memorable days. This property is ideal for shoppers, in fact, just 2 kilometres away is the fashion valley with the renowned The Mall, a luxury outlet of the most prestigious Italian fashion brands (https://firenze.themall.it) . Interior:
The villa has two floors with the main entrance located in the area in front of the courtyard leading to the swimming pool. Past the elegant entrance are two doors, the one on the left leading to the large living room with comfortable seating and TV area with an antique stone fireplace (in use on request only for the winter months), the fully-equipped kitchen and the large dining room located in the lemon house with large arched windows. To the right of the entrance is a small corridor leading to a guest bathroom, a small study and the entrance to the suite consisting of three rooms: double bedroom with access to the garden, a bedroom with queen size sofa bed and a bathroom with shower. A traditional stone staircase leads up to the first floor with the sleeping area: 2 double bedrooms, 1 triple bedroom and 3 ensuite bathrooms. Air conditioning in the bedrooms from April 2023

Villa il Magnifico is surrounded by a beautiful garden, embellished with large lawn areas and bordered by hedges to protect your privacy, all surrounded by vast expanses of cultivated meadows and olive groves that will frame your unforgettable holidays. In the large garden you will be greeted by an explosion of colourful flowers, lemons typical of the area and a corner dedicated to herbs that you can use to create the typical dishes of Tuscan cuisine. Under the portico next to the kitchen, with a view of the castle of Sammezzano, is a large table for outdoor dining next to a well-equipped BBQ. In the area in front of the entrance is a shady living area equipped with comfortable seating with a panoramic view over the green Tuscan hills. N.B. It should be noted that the photographic services are usually done in spring, so the colours and blooms of the gardens, lawns and parks may be different at the time of your entry in villa.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens’ grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool, located in the upper part of the property, is fenced with hedges of Photinia to guarantee your privacy. It is about 30 metres from the house and can be reached via a flight of steps starting from the courtyard in front of the main entrance. The rectangular pool, measuring 5 x 10 m with a constant depth of 1.40 m, is lined in light cream-coloured PVC and has Roman steps for access to the water and both internal and external lighting. The swimming pool is equipped with a large stone solarium, shaded by large umbrellas, with cosy sunbeds and tables. Below the pool is a small annex with bathroom with shower and changing room. The pool is open from the last Saturday in April until the first Saturday in October.
Pets: Yes small and medium size. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
